Needham, MA April Market Report Needham continues to flourish and homes sell very quickly in this luxury market especially when they are priced right no matter what season of the year we are in. There is an increase in units from year to year as well as in the price.   There were 6 more sales in April this year over last April. Needham Spring Market 2011 Needham real estate market continues to be a very active luxury market.  The listings that are priced right come on the market and move quickly to a sale.  It appears that every price range is moving to sale at a quick pace. I would say that in the last 5 springs I have not seen the market this busy but it seems to have ignited this year starting about mid February.  Needham continues to attract potential buyers because of it's superb schools, close proximity to Boston and all major highways plus the commuter rail option here as well. The homes in Needham are more affordable than nearby communities such as Newton, Brookline, Wellesley, and Weston.  There are all lovely towns with great schools and transportation but Needham offers all these and a great value ...

  There are 110 single family homes on the market with average list price of $1,140,133 There were 20 homes sold in the month of March 2011 and 51 homes went under agreement. 20 homes sold for 97% of the list price in the month of March 2011 22 homes sold for 98% of the list price in the month of March 2010 The average sale price was $721,265 March 2011 The average sale price was $698,864 March 2010 The average list price was $744,290  March 2011 The average list price was $724,224  March 2010 In this market the buyers really cannot hesitate.  Properties are flying off the market at this point.

Just a quick testimonial of the events this past week.   Wednesday I knocked it out of the Park with my SOC presentation in front of my BNI group.  1 hour condensed into 10 minutes...the members thought it was the best presentation in years..Why?  They mentioned my enthusiasm, my accurate references of what most are not doing...and the ease of explaining SOC in less than 10 minutes....   Thursday I visited a RE/MAX office in the South Shore of Massachusetts..22 agents were amazed of how they are secret agents in their business compared to me and how they can combat that by practicing Appreciation Marketing.  I explained to them a concept I see everyday.  I drive 1.5 hours to work every morning and again back home in the evening.  While driving I noticed everything in front of me as pote...

I will be blog about this great town of Needham and it's community of wonderful people, clubs, restaurants (for which we are well know for). I will also be updating the real estate market. There is a yearlong celebration of events t celebrate our 300th birthday.  In November of 2011 we will have a huge celebration at the newly renovated town Hall in the center of town at Highland and Great Plain Avenue in the "Great Hall."  I will be writing about the events before and after each event.   I have personal and intimate knowlege of this great town of Needham.  I have lived here since 1965.  We raised our son here and went through all the school experience.  My husband came to town in 1949 and so he has an even richer exerience.   I have taken the great Needham Local commuter rail from my e...

Needham Real Estate Market = Hot In the past 7 days there have been 28 single family homes that have accepted offers.  Some of these homes are brand.  Needham has so much to offer and is truly insulated as far the real estate market is concerned.     I see this continuing in Needham throughout the entire spring market..  It is important to position the property in the market place to sell.  The first 2 weeks are critical to price correctly because that is when all the excitement is happening. Gone are the days when the seller was in the driver's seat.  That went away in 2005 or maybe earlier than that.  It is still a buyer's market.

Needham, MA Real Estate In The 128/95 Corridor Fairs Very Well There are 2 distinct tech corriders Route 495 beltway and Route 128/95 (which will always be know as 128).  Needham is very attractive to the home buyer because of all it has to offer in convenience to Boston all major highwasy, commuter rail and bus options.   Needham home prices are not as pricey as Newton, Wellesley, and Weston but Needham is in the convenient luxury price range and has faired well in the housing market in comparison to the other tech corrider.  We are seeing multiple offers and homes are selling so fast.
