The Northborough Rotary Club will be hosting its annual scholarship breakfast this Sunday (4/7/13) between the hours of 8AM and 12PM at the Lincoln Street elementary school in Northborough.  The breakfast will feature Jazz entertainment, and the proceeds will go to pay for scholarships for Northborough's qualifying high school seniors.  All are welcome to come down, have some pancakes, and contribute to a worthy cause.  Tickets at the door are $5 for adults, and $3 for children under 12.    Click here for more information about the Rotary Club of Northborough. Last night, my wife and I went to Bistro Limoncello's restaurant on West Main Street in  Northborough, MA.  We've been married for almost 18 years, and try to have a date night once a week.  It's also a good excuse to get a break from the kids once in a while. Anyway, this establishment has become a favorite of mine over the last couple of years.  The food is good, and so is the ambience.  I especially enjoy the live entertainment on Saturday nights.  Last night, the restaurant featured a young man singing the best of Frank Sinatra tunes.  If you're a Sinatra fan, Bistro Limoncello's is the place to be on a Saturday night. Want to sell your home in Central Massachusetts?  Develop a good strategy.  Agents are almost always better than homeowners at this process because they live, sleep, and breathe real estate.  Uncle Harry may claim to know everything about selling real estate, but what worked in 1975, does not typically work well today.  Interview an agent, and if you feel that you can trust him/her, hire that person.   Here are a few other things to do for those who want to sell their homes quickly: Listen to your agent.  If he/she recommends hiring a professional cleaner, it's because they want your home sold.  Don't take it personally if the agent tells you to remove furniture, pictures, etc. Marketing.  If the agent interviewed doesn't mention technology, start looking for another agent.  Most buyers...

In the video, I discuss how to begin the relationship process with strangers beginning with a LinkedIn group, and developing these prospects to the point where they become online, and in-person contacts.  Some of them may even become clients or referral sources.   Highlights include: Networking using LinkedIn groups. Following second level contacts.  Cross-referencing and following those contacts on twitter. Set up a group circle, and add the LinkedIn group contacts. Follow their posts, and discussions.  Make comments when appropriate. After you've been able to engage, connect with them on LinkedIn. In this latest episode of Less Broadcasting, More Listening, I ask realtors what strategies they’d use to market the house discussed in the video.  The house I describe is not a beautiful waterfront mansion with circular stair cases, etc.  To put it bluntly, it’s a dump. Making Home Affordable Website Answers Consumer Questions Uncle Sam gets an A+ for the new website released last week to promote the details of President Obama's Making Home Affordable Program. Now it is very easy to see if you qualify for the programs just by going to the website at www.MakingHomeAffordable.gov and exploring the handy interactive self-assessment tools, calculators, and lists of helpful resources.   The website prominently notes that the program is free to participants. Just taking a survey because I searched through Active Rain and didn't see the answer to my question regarding Real Estate Owned (REO) properties: Does anyone have any success stories in which the bank agreed to make repairs?  My specific question deals with the likely presence of lead paint in a house built in 1890. The buyers have a two-year-old and another one on the way. The house has been on the market for over one year and the buyers are wondering if the bank would consider bringing the home into compliance if lead paint is detected. I have advised them that it is not likely but that you never know until you try.  Again, I would just like to open up the floor for any success stories.  Thank you.
