Things to Do in Pepperell, MA - Take a Hike, a bike or a horse and check out the Nashua River Rail Trail.  The Pepperell stop is located right across the street from my office, Integrity Residential Brokerage.  Many people enjoy this wonderful recreational area, so I thought I'd share some trail history and information. The Nashua River Rail Trail is an abandoned rail bed once known as the "Hollis Branch". The trail was paved between 2001 and 2002 and officially opened in October of 2002. The trail has a 10' wide paved surface for the entire length, and a 5' wide gravel path for equestrians. The trail runs from Ayer, MA to the New Hampshire border. Nashua River floods in Pepperell MA - Get out of Town...if only I could! My office, Integrity Residential Brokerage, is located adjacent to the Nashua River in Pepperell, MA.  As many of you know, the river rose approximately 6' above flood stage.  Homes along the river were flooded out, cow fields have turned into places where ducks swim and roads have been closed.  So, if you're trying to 'get out of town' leave yourself plenty of time and make sure the route you want to take is a viable one.  Otherwise, you might find yourself driving around town (like me) looking for a way out! Effective April 5, 2010 there is a new Massachusetts regulation regarding the installation and maintenance of smoke detectors.  This regulation is for single and multi-family dwellings that were built prior to Jan 1, 1975 and selling on or after April 5, 2010.  Properties built after January 1, 1975 already fall under these requirements and restrictions, as outlined in the State Building Code. The new regulations are as follows: In zones within 20' of a kitchen or bathroom, smoke detectors must utilize photo-electric technology. It was good to see so many of my friends at the Pepperell Town Meeting last night!  Participating in an event that has such a direct impact on our community is fulfilling.  Here's a recap of some of the Articles:   ¨      We voted to not join the Nashoba Boards of Health. Although the savings to the town sounded tempting, I also recall that old adage, "You get what you pay for?"   In my real estate work, I've worked with local boards of health, and the Nashoba Board.  If my client had a failed septic which needed a site visit, it was a lot easier to get our own health agent to oversee the matter.  In contrast, if one person is overseeing multiple towns, as is the case with the Nashoba Board, it is harder and sometimes impossible to meet contracted time frames.  In this weak real estate ...

Time to be thinking of fall events!  Last year I attended the Friends of Pepperell's Annual Costume Sale, and there was such a great assortment of Halloween costumes to choose from.  This year's sale is Saturday, October 4 at the Community Center, from 9 to 1.  Prices are fantastic, and I'll be on hand to do another free giveaway to all attendees.  Outside, the Farmer's Market will have their last day selling fresh local produce as they have each Saturday this summer.  The Friends of Pepperell established their group to promote the betterment of the Pepperell community, its people and recreation opportunities.  Their most recent project is improving the playground area of the Town Field.  They also have created "Pepperellopoly", a local version of a favority board game.  to sponsor or p...

In some areas, the real estate is stagnant.  In Pepperell, MA however, home sales have slowed in 2006 and 2007 but there is still activity and opportunity to be had. In 2006 there were 119 successful home sellers who listed their homes and found buyers.  In the most active price range of $250,000 - @299,999, 33 homes sold and almost half of them were under agreement in less that 2 months.  In 2007 there were 87 homes sold and 23 of them were under agreement in less than 60 days.  In a town our size, this is encouraging.  Buyers have a good selection of homes from which to choose, and sellers who price correctly and showcase their homes to outshine their competition are finding success.

It was a dark and chilly night, yet I still hopped in my car this past Monday and went to the Town Meeting at the Nissitissit Middle School.  Years ago I couldn't picture myself as a person who would take interest in the mechanics of money and systems in a town, but after moving to Pepperell, it has become an event that I try not to miss.  When you sit in that auditorium and look around, you see people who care about where Pepperell is going.  I'm not one to stay in tune with every detail of every expenditure, I'm one of those who likes to hear all the opinions and make decisions based on what I believe to be valuable.  What I like most is that each of us has a voice that can be heard in this forum.  We can ask questions, make statements, give an opinion, and each is important.  I don't...
