Your house has been on the market for weeks. Despite numerous ads, open houses and showings there were no offers. Now you are considering a price reduction. You want to get as much as you can for your home, but more important, you want it to sell! This is the time to have a frank discussion with your REALTOR®. While price may be a major factor, it may not be the only consideration. Are you making your house easy for agents to show? Have you completed the necessary maintenance and cleaning so that your property is as appealing as possible?  Review with your agent the current market conditions, the prices of other homes currently on the market and most recent sales in your neighborhood to accurately determine that a price reduction is in order and what your new pricing should be.  The mar...

When you are using the services of a professional REALTOR® to find a new home, good communication is crucial. A REALTOR® who knows your most significant criteria can work much more effectively to show you homes that will meet your needs. Let the REALTOR® know the reasons that you are interested in a specific area. If there are no houses available in your price range, the agent may suggest alternate neighborhoods with the same amenities.  Do you need 3 bedrooms, 4 or more? Is a home office important or do you have hobbies that you want to accommodate? Is there a particular style of house that you prefer over others? Looking for a formal living room or an extra-large kitchen? Do you want a fireplace? How about a whirlpool tub? Real estate agents sometimes need to be mind readers when work...

The Massachusetts Department of Environmental Protection ("DEP") has established regulations governing on-site, subsurface sewage disposal systems, including septic systems and cesspools, that apply at the time of sale or transfer of a property served by an on-site subsurface system. (Title V of the Massachusetts Environmental Code, 310 CMR 15.3301 et seq.) The regulations require that septic systems and cesspools be inspected by a licensed inspector "at or within 2 years prior to the to the time of transfer of title" to the property to determine if the system complies with DEP requirements. (Greater Boston Board of Realtors Title V Addendum) Through Plymouth's Office of Community Development, local homeowners are able to take advantage of a loan program to repair and/or replace failed...

Well, 2009 is shaping up to be an interesting year in Plymouth. Hopefully, the economic troubles of the Federal and State governments won't put too much of a strain on the town. We'll have to wait and see on that. In the meantime, the next few months will be critical to the Plymouth Rock Studios project. At the January 12th Planning Board meeting, studio proponents updated the Board on the progress they've made with their traffic and access road plans, they received public support from the Director of Public Works, Superintendent of Schools and the Principals of Plymouth South High and Plymouth South Middle Schools, and they outlined the next 90 days as a time of securing financing for the project as well as obtaining necessary permits from the State and the Town. If all of this stays o...

House hunting can become overwhelming for many prospective buyers, especially with the current market conditions and numerous choices available. REALTORS® use a few tricks that can help you remember what you have seen. You will usually be given a copy of the listing with all the pertinent information. Write down at least one distinctive feature on the listing sheet that will help you remember the house. Maybe the house had crown moldings in the dining room, a red door, or a room with unusual wallpaper. If the house was particularly interesting to you, put a big star on the top of the page to remind yourself that you would like to see it again or even perhaps make an offer on it. If there are especially attractive features or if you eliminate a house from consideration for any reason, ...

Per your request, this article has been sent to you by Jim Savage of ERA Belsito & Associates. Demand Inspections and Disclosures You can never be too trusting when it comes to buying real estate. The buyer is entitled to know what he/she is getting for their money. The buyer should insist on an inspection and full disclosure of the house being purchased. Why Do You Need an Inspection? An inspection is an opportunity to have an expert give you an oral and written report as to the condition of the property you are purchasing. After researching recent sales in the area, you decide that 30-year-old home for $180,000 is worth the money. You make an offer, which is accepted. The next step would be to hire an inspector. The report shows that the concrete foundation is cracked. The roof and pl...

The little things--both positive and negative-can make a big difference to prospective buyers who are interested in your home, especially in today's market where competition can be fierce. Before you list your home, go through the house with a careful eye. Fix any loose doorknobs, popped screen doors, and loose grout around the tub and shower. A coat of fresh paint can work wonders to dress up a house.  Wash the windows, hang a pretty plant from the bathroom skylight, and clean out the closets.  Arrange the furniture to make the room look larger. If the rooms look cluttered, put your extra furniture into storage.  You can brighten up a room by increasing the wattage of the light bulbs.  Going the extra mile to showcase your home will pay significant dividends when it's time to show it t...

This may the BEST photo I have ever seen about a couple in LOVE. And I'm not just saying that because the folks in this photo are related to me...althought they are. I'm saying that because it really IS the coolest photo. The love, the energy, the lump in my (maybe your) throat...the peanut butter sandwich being eat'in in the screened in window by the "spy" little sister! How cool is this...and how flexible is my Gram?! Laughter and Love are the Fountain of Youth as far as I'm concerned. Any thoughts? I just wanted to say HAPPY 87th BIRTHDAY to my Grandpa. With love from your Sunshine Girl, Sam

DIAMOND IN THE ROUGH              There are a lot of "diamonds in the rough" for sale on today's real estate market. Such a "diamond" may be in a great location, have large sunny rooms and a big yard, but may also have torn wallpaper, worn hardwood floors, old carpeting and uninspired bathrooms.        If you can look beyond the surface, you may see a house with incredible potential that could be transformed by a little "elbow grease", paint and new carpets. If a house is structurally sound and all the systems are in good condition, it may be only a few cosmetic repairs away from being fantastic! A home that does not show well is usually priced accordingly. If the price doesn't reflect the condition of the house, the seller may be more willing to negotiate than a seller who has made a c...
