Here are some of the events affecting mortgage rates today: What Mortgage Backed Securities (MBS) Are Doing Today: The price of the FNMA 30-Year 4.0% MBS coupon opened at 102.50 this morning - the same as yesterday's close. At 9:30 AM, the 4.0% MBS coupon was trading at 102.66 - up 5/32 from its opening. Remember, on mortgage backed securities (MBSs), as the price goes up, the yield comes down - and so do mortgage rates. I expect that mortgage rates will be up to 0.25 points better in price this morning as compared to yesterday afternoon. The Rehoboth Agricultural Fair has been an operating fair in some form or fashion for over 60 years. Even though throughout the late 1990's and early 2000's the Fair had no permanent home, its board of directors kept on searching for the perfect location to re-create the country fair atmosphere. I heard this statement today " There are 2 buyers now for every property"  and now I know how to communicate this news to the sellers, buyers  and agents that may not be aware: Did you know that there are now 2 buyers for every house on the market? WoW! What a month! May was an extremely busy month for me and many agents in my area. Three of my listings had multiple offers.. I never thought I'd see this again. It just proves a point.. 80% of the homes on the market are priced out of the market 20% will sell in a timely manner. There are homes IN the market.. then there are homes that are just ON the market. Buyers appreciate homes in great condition, nicely located real estate that is priced fair. What a complex undertaking. So many questions, not enough answers Here's what I interpret so far: 1. An $8000.00 tax credit will be awarded to first time home buyers who buy a home between December 2008 and December 2009. The credit will be awarded to new homeowners who haven't owned a home in over 3 years. 2. Foreclosures: Millions of distressed homeowners will be helped through interest rate reductions, principal balance reductions and more. The government is urging or mandating banks to reduce monthly payments on loans to 31% of the borrowers income and fix this payment for 5 years or more.   The big question: Will this bill really help reduce the number of foreclosures? I met with a woman this past summer that was 3 months past due with her mortgage. I recommended that she call the bank and see if she can get them to help her stay in her home. She lost her high paying job, took a new job that where she was earning far less than what she was when she first bought her home.  Further, she has a pay option arm mortgage. The homeowner called me this morning and informed me of how grateful she was: She worked out minimum monthly payment agreement for 6 months with her mortgage company last month. However... Is stabilization around the corner?  Someone approaches me at least once a day regarding the state of the market. Nobody has a crystal ball. When the market changes, nobody will know it until they look back. It happens fast. There are basic opinions on this: The first is that interest rates are going down and are now in the low 5's high 4's. This means that a $200,000 mortgage would be between $1000-1100 a month (excluding taxes and insurance.  Now homes in the Taunton  Massachusetts can be bought for about the same monthly payment as what one would pay to rent! The second fact is that 1 in 10 homeowners ( national data) are at least one month behind in their mortgage payment. Yesterday I recieved an offer on one of my listings.  My seller is a real estate investor who just bought the property in September. They bought it as a bank owned fixer-upper. It took some good money and some paid and unpaid labor to not only make this property livable, but also make the home desireable. I've had this home on the market since Oct 10. Here's what could go wrong: This morning I started on the contract and it hit me..  this is a VA loan..there could be a 90 day seasoning issue on ownership. (This means the property hasn't been owned by the same homeowners long enough) Long story longer..
