Scituate, the seaside town. Also known as the seaside town that saw a huge bump is sales last month!  This time last year the real estate market  was very active largely due to the benefit to the First Time Home Buyer Tax Credit.  But even without the benefit of the Tax Credit, Scituate saw 21 homes sell at an average of $570,471 this past month.  This is a very favorable comparison to the 9 homes that sold in November of 2009 at an average $538,467 with the benefit of the Tax Credit.  Looking closer at the numbers, there are two other notable items to point out.  Of the 21 homes that sold last month 12 of them were under $430,000 showing that properties that can be financed in convetional ways are in greater demand vs. the higher end of the market where financing remains a bit more tri...

Well here is a not so new scenario.  I don't know why it surprises me so often when I run across it every now and again.  Last week I took some buyers out to see some homes.  They were fairly new to the area, and a pleasure to work with, and will continue to be so going forward.  Since they were new to the area, I spent some time showing them various homes at various price points in various areas.  So after a dozen or so homes we found the right one, only it was north of the upper end of their stated price range.  I showed it to them as it fit the location they desired, and it appeared to be over priced for the neighborhood.  Well, after a second visit, they put in an offer.  In the interim we had discussed comps, and related ratios to come up with a bidding strategy.  In the end I was ...

In the single family market place you will find 18 homes that range in price from $299,000 and move up to $1.65 Million for a fine Border Street home over looking the gulf. Scituate, MA is well-known for its progressive and bold approaches to town governance.  So it was no surprise that at yesterday's Town Meeting, the town's selectmen were granted permission to lease a closed town landfill in order to build a solar energy farm.  The solar array would generate enough power to meet about 30 percent of the town's municipal need for electricity and could be very cost-effective, board Chairman John Danehy said.  He also said at the meeting that the cost savings on an annual basis could be up to $120,000 for the town.

Scituate which has been a busy real estate market in sold single family homes for sale took a bit of a breather this past month with the both the average sales price and volume of homes sold slipping from the comparable period in the prior year. Many folks come to Scituate for it great beaches, and quintessential New England Charm.  The common wisdom is that Scituate offers a great value to the neighboring towns, with similar if, not more, amenities.  The Scituate Sailors are long known to be a competitor on the fields in many sports for both genders, and their school system offers the same drive to be the best in both its curriculum and its desired outcome for its students.   Scituate September Sold Single Family Homes The great summer beach and boating days of summer are behind us in Scituate.  However summer has also left a much improved real estate market behind as well.  September sold single family homes in Scituate has had 16 homes sell at an average price of $572,625.  The average time to sell is just over 90 days and the median price in town is in the mid-$500's showing strength at all price points.  This is a favorable comparison to the same month last year that saw 14 homes sell at an average of $501,196.  The take away here is that prices continue to firm, and sales volume is increasing.Scituate remains a competitive market where price is important, but good value is coming to both buyers and sellers.  If you would like to discuss the Scituate r...

There will be a workshop at 7 p.m. Tuesday in the Gates Intermediate School library in Scituate to discuss new building code energy performance standards. The new standards, called the Stretch Code, will result in a 15 percent energy savings over current standards. Seth Pickering, a state energy official from Department of Energy Resources, and consultants will explain the implications for homeowners for saving energy, and for builders for construction costs. Adoption is by local option, and is required if Scituate is to be designated a “Green Community,” which would make the town eligible for grants for energy-saving improvements. At 9:30 AM, the 4.0% MBS coupon was trading at 102.72 - down 3/32 from its opening. Remember, on mortgage backed securities (MBSs), as the price goes down, the yield goes up - and so do mortgage rates. The Trend in Home Sales in Scituate MA - Improving, or...? Home prices in Scituate on average are falling! Home prices have fallen 7.1% since July of 2009. The current average listing price of homes for sale in Scituate MA is $648,891, down 5.9% from a month ago. Compare this to the current median sales price of $395,000 - where half of sales are above this amount and half below it. Prices of 2 and 3 bedroom homes are up from a year ago while prices of 4 bedroom homes are down. Prices of 2 bedroom homes are up 14.1% while prices of 3 bedroom homes are up 24.3% from year ago levels. However, 4 bedroom homes are down 8.2%. There will be a fundraiser at the House of Blues in downtown Boston for Eric Donovan, a Scituate, MA quadriplegic who was injured diving into a Scituate beach in 2009. The fundraiser will inclusde dinner, dancing, celebrity appearances and live music from the Boston band The Gathering.  The event will be held on Friday, August 5, and tickets are $50.00. Donovan was diagnosed with Ewing's sarcoma at the age of 15 and had a 30 percent chance of survival.  In the summer of 2009 he was declared cancer free. Five weeks later, Donovan dove into the water at a Scituate beach and fractured his second, fourth and fifth cervical vertebrae, leaving him a quadriplegic. "Eric is the single most compassionate, loving and genuine person I have ever known," said Donovan's uncle, Michael Donovan.
