Another 4 Bedroom Colonial Home Sold by Nina Rogoff in Sharon MA Congratulations to my sellers who closed on 22 Forest Road in Sharon MA on Friday. This 4 bedroom Colonial home was purchased by buyers who saw it at the Open House. They are planning to do some renovations of their home before moving in. The house is in a wonderful, center of town location in close walking distance to the commuter rail. The house has 1,768 square feet with 4 good size bedrooms, a nice breakfast room off of the kitchen, and a large living room and separate dining room. A nice bonus is the 2-car detached garage which is not that common to homes in the center of Sharon MA.

Real Estate Market Report for Sharon MA from January to May, 2013. The local Sharon real estate market has been a Seller's Market this year like many other towns and cities in Massachusetts. Inventory is low, demand is high and homes in the lower price ranges ($300Ks and $400Ks) are selling quickly. Many sellers are getting multiple offers at, and above, list price on the first day the house is listed for sale. It's been frustrating for buyers who have a pre-approval letter in hand, funds available for a downpayment, and often do not have to sell a home to buy a new one. They may be competing against numerous buyers who are all willing to offer over list price. Sellers are scrutinizing offers and not only considering buyer contingencies, but how large the down payment is to try to give ...

This Old House is my favorite magazine. I've had a subscription for many years and can't wait until each issue shows up in my mailbox. I'm all for decluttering, but I have to admit that I do not throw out my This Old House magazines.  I always start at the very last page and look at the houses featured in the "savethisoldhouse" column. I love reading the histories of the homes, hearing how they've changed hands and looking at the features that can be restored. Then, I flip to the Letter from Scott Omelianuk, the Editor of This Old House magazine. It's always fun to read about his exploits with DIY home renovations and repairs. Sometimes Usually Scott's stories remind me of Tim Allen's adventures as Tim "the toolman" Taylor when he starred on the TV sitcom "Home Improvements".  In betwee...

I don't close down for a one hour lunch break. Do you? When people call me, I know they expect to reach me. At the very least, they do not expect a message that says I am closed for 1 hour, or that I only return calls at a certain time of day. It is ANNOYING and certainly INCONVENIENT when you are told by a message machine that your call will not be returned for a certain amount of time. Doctors' offices, for some reason, seem to think this is ok. I just don't understand why the whole front desk staff has to take a one-hour lunch break at the same time. Can't one person cover while the other takes a lunch break? Don't you find that the time when you are able to call the doctor because of your schedule is right when they are at lunch? I've also called some real estate agents and heard me...

What Can You Do to Have Your Offer Stand Out from Other Buyers? Last Sunday, I went to an Open House that was jammed with buyers. The hallway was backed up! The house was clean and neat. It didn't have top-of-the line features, it was just freshly painted and not cluttered. By the end of the day, the Sellers received multiple offers...all of them were way above asking price. Was it the highest offer that got accepted? The offer where the buyer didn't have to sell a home? How about the offer with a 20% downpayment? No, no and no! It was the offer where the buyers were putting down MORE than a 20% downpayment. What does this mean if you are trying to buy a home in Sharon MA? Not only do I recommend buyers follow the 5 key steps to being prepared, but for your offer to stand out from other...

Buyers, in a sellers' market you must be prepared to act. The Sharon MA real estate market is a Sellers' Market right now. This means there are not enough houses for sale to meet buyer demand. If you are trying to buy a house in Sharon MA you must be prepared to act when you find the right home. Here are the top 5 things buyers can do to be prepared: 1. Think about the kind of space you need ahead of time. It will make it much easier for you to recognize whether a house is "right" for you if you have throught carefully about the kind of space you need for your lifestyle. Do you need a dedicated "guest room" or can another room have two purposes? If the house doesn't have enough closets to keep your belongings organized is there room to add free-standing closets? When you have thought ab...

It's a Sellers' Market in Sharon MAYou may have heard the terms "Sellers' Market" or "Buyers' Market" and wondered what those terms really meant. Both of these terms are determined by how long it will take to sell the current inventory of homes for sale if no new listings come on the market and market conditions do not change. This is referred to as "Absorption Rate".How to Calculate Absorption Rate.Step 1: Determine the rate at which homes are selling in a specific time period. For example, between November 1, 2012, and January 31, 2013 (92 days) there were 51 single family homes sold in Sharon that were listed in the Multiple Listing Service.Take the number of homes sold (51) and divide that into the specified number of days (92).92  51=1.8  This means that one home sold every 1.8 day...

What Your Current Real Estate Agent is NOT Telling You in Sharon MA! If your house has been listed for sale for more than a year you should talk with your real estate agent about WHY it is not selling. We have a sellers' market in Sharon MA right now. That means, there are more buyers than available inventory. If your house has been listed for sale in Sharon MA for more than a year it is time to re-evaluate. If your real estate agent has suggested that you adjust the price to reflect your home's market value that means your home is priced too high compared to comparable homes that have sold. If your real estate agent in Sharon MA has NOT suggested this then you need to find out why. There are two parts to the answer as to why your home has not sold: Part 1: You may feel that your home i...

Statewide Library Card Considered in Massachusetts When I was growing up, my mother took my brothers and me to the Sharon Public library every week. We loved picking out our own books. In the summers, we couldn't wait to earn stickers for the summer reading programs. When we had each finished reading our own stack of books, we read each others' before returning them. Occasionally, we would travel into Boston and visit the Boston Public Library. Wow! That was such a huge place for a child! These excursions helped turn me into someone who loves to read! My kids and husband feel the same way. Every week or two we head to the library. It's almost like being in a candy store, but no calories! One of the best features of our Sharon Public Library system is being able to reserve books online. ...

Sharon MA Real Estate Market Update January 2013 The average sales price for single family homes sold in Sharon MA in January 2013 was $533,136. Compared to December 2012 this appears to be an 8.3% increase. However, you have to know what the numbers reflect to get a clear picture of what's really happening in the market. One of the homes that sold in January 2013 was 31 Livingston Road, a 4 bedroom, 5 1/2 bathroom home in 3,930 square feet with approximately 300 feet of frontage on Lake Massapoag. The house sold for $1,700,000. Taking this into consideration, we can evaluate the higher average sales price for January 2013 more accurately. If this $1.7M property was not included in the list of homes sold in January, the averages sales price would have shown a 4.8% decrease from December...
