Let’s take a look at what’s been happening with single family real estate values over the last year in Somerville, MA.     The black line which shows the median sales prices. Not surprisingly, prices peaked in July – the reason why I say it’s not a surprise is because home prices are negotiated when the buyer’s offer is accepted and it takes about 2 months from then for the closing to happen and the sales price to be made public. This means that sales in July were from prices agreed upon in May during the spring market which is historically the most active selling season of the year. Because of last year’s extremely snowy winter, the real estate market stalled for a while. Stay tuned to see what 2012 will have in store for real estate prices in Somerville!

Sometimes it is useful to compare this years market to last years market.  As the year draws to an end, I always like to compile the year to date statistics for  the markets in which I work.  I concentrate my practice on Somerville Massachusetts, Cambridge Massachusetts, and Medford Massachusetts.  There is more to any market story than the the total number of sales, or the average sales price.  It is also important to consider the average days on market, as well as the absorption rate. These statistics were compiled at the end of last week, and are gleaned from the MLS, which is deemed to be accurate, although not guaranteed. Today let’s do a real estate market update and look at what’s been happening over the last year with single family homes in Somerville, MA.The black line traces the median single family home sales price for Somerville over the last year. On the whole, home prices have been steadily rising (except for that notable time during February when we were buried under so much snow!).What I find intriguing about the data is the fact that the average days on market (the orange line) echoes the median sales price line. This is unusual. Normally as prices start to rise, days on market begin to fall. The average days on the market for a single family home in Somerville is currently 125 days. Somerville MA Homes and Condos Sold in Q2 2010 Somerville MA Single Family Home Sales The Somerville, MA 2nd quarter real estate market report indicates that there were 25 homes sold in Q2 2010 as compared to 16 in 2009. This represents a 56% increase in the number of homes sold. The average sales price changed from $408244 in 2009 to $527024 in 2010, a 29% increase in value. Restored Vintage Radiators - Somerville MA - A1 New and Used Plumbing and Heating   I'm a big fan of steam heat.  It's a wonderful even heat that adds some moisture to the dry New England winter air. Some people have misgivings about steam heat - usually stemming from a poorly maintained system in an apartment they once rented.  When steam radiators are pitched incorrectly loud knocking can result.  It's an easily fixed problem that many a landlord fails to attend to.  As a homeowner I've never had any problems with my steam radiators that a plumber couldn't address.
