My buyers made me do it, YourStories Realty Group. I couldn't believe Bill (my Buyer) was making me do this.  What could I do, he is a first time home buyer and he is incredibly excited. Remember what that is like? The emotion can be almost overwhelming at times. "I want the sign that is in the lawn," Bill confirmed with me. "Huh" I am thinking? "You want the For Sale sign that is in the lawn," I ask?."Yes.""You want what?" the agent asked me when I called.  Usually, as you are moving towards the clear to close, phone calls often come with things to be cleared up. While a closing gift is an item all agents clear up, it is usually in their own minds, but here I was asking Robin."Well, he is so excited and wants to remember these moments," I shared."Sure, you can buy the SOLD sign from me...

Begin at the beginning has a call coming into my phone from a client. This client used me as their agent to secure a rental in one of my areas.  Rentals are not my business, but my business is driven by making good people thrilled with my knowledge and service.  The rental went smoothly for two years and when it was time for them to buy they called me.  Yesterday we closed on their new home and they were thrilled, again, but that is not this story.  This story has Angela calling me because someone just came to their door trying to rent their place and he sounded desperate.  I don't like it when a client opens a door for a random person because I have my sign in their lawn.  Yes, I secured the rental listing on this property while working as my renter's Buyers Agent.  No stone unturned i...

There are only 39 single-family homes for sale in Wayland compared with 73 last year at this time. Fewer homes for sale means less competition; making this a good time for homeowners who want to sell to put their homes on the market before everyone else. Some people think waiting will bring a higher price, however, if you’re going to buy another home, waiting may cost you since the price of the home you will buy will also have a higher price tag.Prices for single family homes in Wayland range from 189,900 to $3,899,000. The median list price is $937,000, up from $647,500 last year. The price range with the most homes for sale continues to be $1,000,000 to $1,499,999; there are 8 on the market in this range; last year there were 11. The luxury home market rebounded substantially from 2...

The good news for Wayland in the Wayland, MA Housing Market Report for July 12 is that the number of houses sold doubled.  That is good. People want to live here and are buying.  The other piece of good news is that the prices are coming up slightly.  Sellers are still not receiving their asking price, but they are receiving more than they were. That, too, is good. The rest of the statistics still show some lagging.  I expect the numbers for Aug to be better. With this kind of information coming out of the Greater Boston Association of Realtors® and a benefit to me a Realtor® is that the statistics are based on a deep dive into the analytics of this information and not just web info.  It is worth the wait. Each month I also provide this information from the statistics that are based on...

Wayland, MA 01778 Single Family Housing Report Jan 2012.  There are 102 homes listed in this months activities.  That is a fair number of homes in one state or another of activity.  Sadly we have almost a full year of Days on Market. This is not great news at all for those homeowners who want to sell. As with all statistics some of this could be skewed because a number of properties have been on the market for years.  This is no doubt due to a pricing fact related to the property itself.  Wayland is a good community with a good schools system.  It has  a more rural feel than nearby Weston. The news has been overall good the last month or so.  The National Association of Realtors, Mass association and Realtors and several other sources are reporting good statistics for the country.  The Boston Area has done better through this downturn than most of the country, but these numbers last month for Wayland are dismal.  With the Days on Market going up and up in almost all categories is not great news.  Looking at the average list price of $1,408,863 and the sales and under agreement prices of $591,557 and $757000 you can see why some properties are just sitting.   Single Family Active Listings: 71    Avg. Liv.Area SqFt: 3,887.76     Avg. List$: $1,408,863    Avg. List$/SqFt: $285     Avg. DOM: 227.52    Single Family Under Agreement Listings: 7    Avg. Liv.Area SqFt: 2,202.86 ...
