While the volume of sales is consistent, the median sales price is up, the days it takes to sell is down and the selling price is 96% of asking price. All favorable signs.

What I love about the real estate business...no 2 days are ever alike!  This blog is about the difficulties my buyer-client encountered and how I helped solve them. The buyer chose to purchase an investor-owned condominium.  The investor bought the property out of foreclosure, did a carpet change and repaint, and quickly put it back on the market.  It was a good fit for my people, and a contract was executed.  The unit had radiant electric heaters in 5 rooms.  A condition of the offer was that these be re-painted since they had turned brown.  I cautioned the buyer that if the owner repainted with latex wall paint, it was likely the units would burn again. While the number sold is down year over year, the medain price is up slightly which is encouraging for homeowners.

Westboro market statistics 2007 vs 2008  Single family activity Sold volume Avg sold price Median sold price Days on mkt    2008 130 444,000 374,000 97  2007 164 493,000 435,000 138 Trend Dn 21% Dn  10% Dn 14% Dn 30% While the number of homes sold was down dramatically -21%, the average sales price was down 10%. The median sales price was down 14% showing that homes in the lower price ranges are selling more readily in Westboro. The average days on market has improved by 41 days which tells me if sellers are more realistic about market conditions and pricing more accurately from the start the house will sell faster.

the Bay State Commons shopping plaza will start to open in October with the Grand opening of Roche Bros. supermarket on the 28th. Businesses slated to occupy spaces within Bay State Commons include Roche Brothers supermarket, Boston Sports Club, The Paper Store, Claire's, Ted's Montana Grill, Linens-‘n-Things, Stein Mart, TD Banknorth, Stride Rite and a Panera Bread. The project also includes hi-end condo's called Parkview at the commons, which they just started marketing. There are 11 buildings and 50 condo units in the project.

Westboro single family market snapshot Westboro  10/22/07I was curious what segment of the market was more active. Where are buyers coming from and what Price range. Looking at the MLS statistics heres what I found.Westboro active listings total  - 64 homes . On deposit 14 Homes. On deposit as opposed to solds gives me a better picture of whats happening over the past 30 days. Of these 14 homes 10 are under $480,000. and 1 at  $520,000 and 3 in the $600's.
