Use Testimonials To Envoke Emotions About Your Business Nothing expresses the great work than you do for your clients than the words of a previous satisfied client. In my opinon, testimonials are social proof that your trade, service, or product are of doing what you worked so hard to accomplish. So let's look at some of the positive aspects of a referral Testimonials are more believable, and credible, than fancy websites and advertising They can touch on aspects about you, your products or services, that you could never say yourself, or at least without sounding self absorbed They are very impactful with your current prospects. Testimonials give potential clients a reason to move forward and do business with you Your testimonial may point out benefits that you never thought were actuall...

This is going to be a very interesting week in the market. We have a lot of political issues that could pressure the market and hamper the positive energy coming out of a very good season of earnings. The countdown is on for what is going to come of the debt talks. It's frustrating for all Americans no matter what party you align with. We have a debt problem and we can only solve it with spending cuts and/or raising taxes. We have tax loop holes, and unnecessary military involvement around the world but it stills come back to poor domestic budget issues. Whether you want to blame this administration or the previous we need to change our thinking in this country. I don't want to ramble on this too much, but the longer this debt issue plays out the more volatile it will make the market. W...

I was recently selected to be the "education coordinator" for my Wed. am BNI (Business Network International) group. What this essentially means, is that I will be doing a one minute education spot every week discussing ways to build business and connect people. One of the many reasons I joined BNI was to share ideas on how to connect like minded business people and grow business referrals. I also wanted to get more comfortable with public speaking. As a mortgage consultant, I spend a lot of time on the phone and a l ot of time doing one on one appointments, but even with conducting the occasional seminar I wasn't getting over those public speaking jitters. This one minute educational spot looks to be a great catalyst to more comfortable with this very common fear. This past week was m...

Hi everyone. "The Mortgage Buddy" just wanted to take a couple of minutes to make sure that home owners, prospective home owners, and agents are aware of the changes to the MA Act of Homestead. This is an opportunity to get informed and get protected. We have to spread this good word to better service our clients and work in their best interest. I wanted to update everyone on some changes that although came into a effect a few months ago are probably being seen more now as we are few months into the law. I ran into a frustrating scenario with a client that was luckily covered and clarified under the new additions made to the law. The New Changes to the MA Act of Homestead That Was Approved by Gov. Patrick on Dec. 16th Went Into Effect March 16th Here are the highlites taken directly fro...

I'm Seeing Mortgage Products Opening Up I have the luxury of being both a direct lender and a broker with Home Savings which allows me to provide my clients virtually every loan product available with a variety of rates and a variety of underwriting turn times. This adds value to my process and value to my referral partners. On a regular basis I will receive emails from the lenders I am approved with talking about their niche products and how they can help me close more business. In the past few weeks I have noticed a positive trend; lenders are starting to open up their underwriting guidelines a bit. Banks that used to go to down to a 640 credit score are going to a 620 credit score. Different constricting bank overlays are being relaxed a bit. I think the reason this is happening is t...

Mortgage Buddy Rate Outlook for the Up Coming Week Last week we saw a run up in rates until we hit the wall of weak unemployment report on Friday morning. In fact the report was miserable with only 18,000 jobs created in the month of June. The question remains was this just a "soft patch" or are we starting a trend walking away towards the recovery we were starting. This coming week will be dominated by the second quarter earnings report starting as usual with the aluminum giant Alcoa AA. Good earnings will push the market higher and rates higher but it will also show that companies don't need to be hiring in order to be profitable. The other question is how much did the quake and tsunami in Japan slow down the market. Let's take a look at the economic data on tap for the work Tuesday 2...

Friday's Job's Numbers Will Set the Track for Rates Last week saw a break out to the upside for mortgage rates after hitting their lowest point since last year. The exact reason is hard to pin point of course but a couple of the factors that contributed to the jump in rates. Greek Bailout-Once again Greece is looking for money from the EU to bail them out so they can make their debt payments. They passed an unfavorable austerity program that the other countries were looking for so they would be will to give them the cash flow. I'm sure they will stumble again but at least there is a new band-aid. There is fear this will spread to Portugal and Italy but the bleeding has slowed for now The End of QE2-The fed ended their controversial quantatative easing program, at least for now. It ended...

365 Things to do in Worcester County - enjoy fireworks early in Worcester.  One of my favorite things is to watch fireworks.  I loved them since I was a kid.  Growing up in the Soviet Union, I watched the fireworks on New Years and I wish that American tradition extended to this winter benchmark.  But I can't complain too much since American Heritage allows me to enjoy the fireworks in the wormth of a summer night.  So today, I want to alert you to one place in Worcester County to enjoy the beauty and exhuberance of fireworks.  Put on your red, white and blue and grab your spot early for Worcester’s Fourth of July celebration sponsored by Fallon Community Health Plan. The Independence Day celebration will take place on Friday, July 1, at East Park on Shrewsbury Street in Worcester. The ...

Greek Bailout Boosts Market and Rates Jump FRIDAY IS KEY FOR RATES & STOCKS I started this week with my usual Monday post about where I anticipated mortgage rates to be moving this week. I anticipated a flat to lower trend for rates and so far I have been wrong. I hate to be wrong but I'm glad when it's on the heels of stronger than expected economic data. There have been a slew of positive reports this week that have surprised to the upside. Pending Home Sales where better than expected and the Case/Schiller Home Price Index showed an increase in the home prices overall. The question is, are we forming a bottom in the housing markets with these reports or is it just a good month. A couple of consecutive reports would make me feel better about that assessment but as for now it looks a l...
