"The Mortgage Buddy" Mortgage Rate Outlook for the Week Beginning May 9th Last week saw continued pressure downwards in the mortgage rate environment. The economic data points were dominated by the jobs report on Friday. We did see a nice increase in the number of jobs created in this great country, but the unemployment rate ticked back up because of more people re-entering the work force. These people are counted as unemployed and can skew the positive news. But it's a good sign when more people come into the job force, it usually means that they have a re-newed confidence that there are employment opportunities out there.  Mcdonald's proved to be the largest source of hiring for the month of April with over 60,000 new employees. So We Have a Real Estate Market Double Dip...Now What??? Do we whine and moan a little bit? Does this give us reason to say "I Told You My Job Is Tough"? Do we find a political party or bank to blame? I guess it depends if you want some cheese with your whine or not. Today Clear Capital released their monthly housing data report and yes everyone we have officially "double dipped". 365 things to do in Worcester County - visit Price Right for the best deals on food in Worcester.  A few years ago, we were lucky to have Price Rite come to our area.  This is a medium sized grocery store.  Selection is not extensive, but the basics are there.  I can pick up a creamer at time, priced $.99 where competitors have for $1.29 to $1.99.  This is just one example.  The store has very competitive prices or better on pretty much everything. I dropped by just to pick up a few items for my lunch at the office and could not resist taking a short video of a young girl in a Mexican hat and a mascot cheetah.  The kids in the store absolutely loved the mascot who high fived anyone who passed by.  And I tried the new Tostitos flavors: Hint of Jalapeno and Hint of pepper Jack.  I thought...

The Mortgage Buddy Economic Briefing for Today Today we saw a break through some technical levels on the 10yr treasury helping to push the mortgage rates lower and some positive moves in the MBS market. ARM rates have dropped to their lowest point in 6 months and fixed rates have also dropped to multi week lows. MBS prices are up +3/32 (FNMA 30-yr 4.5 at 103.02), above 9:45 et pricing of -1/32. Weaker than expected economic data today 10 AM    The ISM Services index declined to 52.8, well below the consensus forecast of 57.3 - The non-manufacturing ISM surveys nearly 400 firms from 60 sectors across the United States, including agriculture, mining, construction, transportation, communications, wholesale trade and retail trade The ADP Employment forecast also came in lower than expected....

I love spending my spare time following the stock markets of our great country. From the time I wake up until 6pm I'm watching CNBC. It's great for me because I can use the market data to make more educated decisions about when to lock in mortgage rates for my clients. I feel it gives me a little advantage over my fellow loan officers. I also love to day trade. Now by no means am I that person with 6 monitors going all over my office, nor do I stay up all night and trade the world markets but I do have a passion for trading. I think what I like most about it is that it's alive. Whenever I watch CNBC I feel like I'm witnessing something amazing minute by minute. Regular TV shows really bor me.   Today is a great day for Americans. We have proven our resiliency to track down evil and dispose of it. The world markets have responded with a positive open for the day but this week's economic focus for the US is going to be the unemployment report on Friday. We have been seeing a nice trend over the past few months with the unemployment rates starting to creep back down slowly. The unfortunate part of this report is that hours worked did not edge up last month and we have seen an increase in continuing claims over the past few weeks. The consensus is that we will be at about 185,000 jobs created for the month of April. What we really want to see is a jump in numbers of 300,000 to see a sizable dent in the unemployment numbers.   In my quest to build strong sustanable referral relationships on a weekly basis, I ventured into the world of contractors/ developers today. I have spent a lot of time over the past year cultivating relationships with real estate agents and financial planners but not contractors.   Autism causes lots of challenges for families and this is a great event for everyone to show their support and come together for a great cause. Please come to the Autism Walk in Worcester, MA. It takes place Sunday, May 1, 2011. The race begins at 10am, walk begins at 1:00pm at Quinsigamond State Park 284 Lake Avenue, Worcester. There will be about 1,200 participants. What a crazy finish to my refinance business for the month. It was one of those months where every approval seemed to come over from the bank on the same day and every piece of documentation that was sent over by my clients was missing one thing or another. This is usually not a problem but I didn't  take into consideration the holy days and how they were right at the end of the refinance calendar for the month. I have to say for the most part my clients are very organized with their paperwork. I try to stress the importance of organization at the beginning of the process with every client. This coming week for rates will be driven by 1st quarter earnings, dollar weakness, and the language of the FOMC meeting on Wed. Last week saw a move up after everyone thought the wheels were going to fall of the market rally with S&P warning of a possible downgrade of the US economy. We ended the week at a 3yr high for the stock market on the heals of better than expected earnings from companies such as Intel, Apple, and General Electric. But I think if the rally is going to continue we are going to need the banks to participate in the rally and so far because of mortgage losses and regulations that won't happen. In today's competitive mortgage market having a wide variety of products is so important for servicing clients and building referral relationships. I'm lucky to have a company that holds true to this belief. I hear so many stories from fellow loan officers that work for companies that have strict FHA credit score cutoffs of 620 or even 640. That type of limitations can leave a lot of potential business on the table. It's so refreshing being able to speak with real estate agents and tell them that I have the ability to close more transactions for them because I'm not handcuffed by a credit score of 640.
