The Bellingham Library is hosting a talk on '10 Steps to Researching the History of Your House in Bellingham' on Thursday, February 5th from 6:30-745pm.What is a house history?A house history is a collection of information about a home’s past. At its simplest, it could be old photos showing the house at different times over the years, or maybe a scrapbook filled with pictures, newspaper clippings about neighborhood events, and mentions of past residents. For some, it’s more about the architectural story describing the style and noting any changes made to the structure. For others, it’s the tales of the people who lived there over the years. A house history can be any combination of these elements, depending on what the current residents of an older home choose to include. This program is...

Lending money to family and friends can create misunderstandings and strain relationships. Before transferring money, review these key guidelines:Do Ensure your finances are secure before lending—stable income, minimal debt, and an emergency fund. Set a loan limit you can afford to lose. Consider how likely repayment is based on the borrower's history. Assess potential impact on your relationship; sometimes it's better to say no. Write down your agreement with clear terms: amounts, repayment schedule, duration, and what happens if circumstances change. Larger loans may require a legal contract. Don’t Risk your own financial stability. Lend due to pressure or obligation; offer alternative forms of support if possible. Co-sign loans without understanding that it affects your credit and yo...

The 4 Cs of credit are the main factors lenders use to assess a borrower’s creditworthiness: character, capacity, collateral, and capital. These pillars are important to review before applying for a loan, but many people may not fully understand what each one means. Let’s break them down:Character: When it comes to credit, character means showing trustworthiness and reliability, usually judged by your payment history and credit score.Capacity: An individual’s capacity is essentially about whether they can afford to repay the amount being borrowed. It’s one of the key factors lenders look at, often by checking things like how much debt you already have, how that debt compares to your income, and how taking on a new payment would impact that balance.Collateral: When taking out a loan to ...

I'm excited to share that I SOLD 56 Prescott Road, Northbridge MA today! In real estate, nothing beats the excitement of closing day. While there are plenty of great moments in this business, closing is by far my favorite. This particular home had its share of challenges, but thanks to a solid marketing plan and open houses every weekend (except for holidays), we found the right buyer—who is now thrilled to officially call themselves a homeowner. The players in this transaction worked well together, and I really appreciated the clear communication, which can sometimes be hit or miss.  It was the behind-the-scenes effort that brought everything together smoothly and right on time! This is closing #24 for year 2025!  It's a wrap!

When browsing Realtor.com or Zillow, keep in mind that clicking ‘contact agent’ doesn’t connect you with the listing agent. Your info goes to an agent who PAYS for Leads, and often they’re not even local. I often get calls from people who believed they were going to hear from me or meet me at a property, only to discover it wasn’t me or anyone from my office.  This common misconception can leave buyers stuck in agreements they’re unhappy with.  Choose your REALTOR wisely!I can show you ANY property on Realtor.com, Zillow, and even most for-sale-by-owner listings. Call or text me to get your search started!

What is an ADU?An accessory dwelling unit is a small residential living space located on the same lot as another home. ADUs can play a significant role in our MA housing crisis. The ADU law allows property owners to build an ADU by-right.ADUs can be inside an existing home, like converting a basement into an apartment, attached to a primary residence as an addition, or completely detached, like a cottage or converted garage in a backyard. ADU's aka In-law suites, are allowed where they once were not  .... but with rules. On January 31, 2026, it will mark one year since the ADU Law went into effect. This has been a somewhat controversial topic in MA, as in-law apartments and suites were once heavily regulated, and for good reason. Not too long ago, many of these units were built without ...

I'm not going to lie; this sale was difficult! The location posed some challenges, and we encountered a few surprises with the title and a potential future expansion plan for the street. I hosted an open house every weekend except for holidays, and finally, a buyer arrived at one of the open houses. They were thrilled to find that the space would be a perfect fit for their business. The high-traffic location was ideal for their plans. We did it and we did it with patience and the right team.  I'm thrilled it all worked out!

Will Private Listing Hurt My Sale?Selling a home is a significant decision, and exploring the best strategies to optimize your sale is crucial. One of the paths some homeowners consider is a private listing, where your property is marketed discreetly rather than being listed on the Multiple Listing Service (MLS). But will private listing hurt your sale? As an experienced realtor in Needham, MA, I’m here to help you navigate this decision with insights based on local market trends and personal experiences. What is a Private Listing?A private listing, often referred to as an "off-market" listing, means your home is for sale but not publicly advertised in the MLS.
