Once you add up all the mulla that you can splurge on home appliances and fixtures it becomes evident that you have to spend sensibly and cautiously to maintain costs under control. This stuff have a tendency to be some of the bigger ticket purchases around the home and plenty of money can be wasted if buying isn't done correctly. One of the most valuable suggestions for buying appliances and fixtures the clever way is to make a decision before you start shopping precisely how much money you desire to spend, or what will fit in your budget. Amazingly, this is often not done until the buyer is already in the store. Regrettably, the heart habitually takes over when glancing over the hottest high-tech gadgets and features on the item being considered and results in the purchase of a much ...

This is what a typical house looks like in a Baltimore neighborhood.  Here is a similar home with an addition.                                     These 2 houses are now where a "typical" house used to be.   This colonial was a brick rancher just a few years ago. This is what is happening in a desirable neighborhood called Cheswolde in Baltimore City. You find an area that you want to live and you make the house fit the needs of your family.  Any property that can be subdivided is being sold for the extra lot. Additions and new houses are "popping" up.  On my morning walk today, I took all of these photos. Here is piece of land that used to have a house. Will there be one or two homes in the future? Will it be big or small. Guess it depends on what the people need. I will have to wait...

Baltimore First time home buyers are questioning me lot. They regularly ask questions. A frequently question is, "If I obtain a home inspection, must I still acquire a home warranty?" followed by there's always this question, "If I purchase a home warranty, do I still have to get a home inspection?" The option of obtaining a home inspection and purchasing a home warranty is a subject that I honestly do not comprehend. Each is intended to provide a distinct reason and preferably work simultaneously to look after and diminish the risk of homeownership. Perhaps a comparison will make the matter clear. A person has just had a complete and throughout physical exam. The outcome of the exam and all related lab tests are that the individual seems to free of all disease or illness. They are at t...

Buying your first home in Baltimore is a huge step that comes with a number of very severe decisions. Countless Baltimore home buyers are frightened by the process, and keep on renting a lot longer than they should, or need to. On the other hand, if you split the home buying process down into these simple steps, and follow these vital tips, you will find the course of action less threatening, and much more manageable. 1) Before you start on looking for a home, pose yourself One Question How long will you reside in your next Baltimore home? For at least 3 years!  If the answer is “Yes,” you ought to in all probability buy, to be more precise than continue renting. With ordinary appreciation in the Baltimore real estate market, you’ll break even on your closing costs after 2 years, and s...

Banks repeatedly exhibit the real estate owned (REO) homes at bargain prices. Depending on the bank’s resale policy, circumstances of the foreclosure house, and available financing, foreclosure opportunities fluctuate widely. Many banks let home buyers borrow on their foreclosures at the same time as other banks just want out. Great financing bargains become possible in the course of the banks who offer in-house terms. Apply for for no point’s loans, bare minimum loan costs, and no prepayment penalties. Make sure with your local lending institutions and find out how they sell their foreclosures. Quite a lot of of these bankers will give you their web page listing available (REO) foreclosure. Get to know real estate agents who specialize in listing bank-owned repossessions so they will ...

New Baltimore HUD Home listings go on line late Thursday night or Friday morning. New Daily homes subsequently sold which did not go to settlement, go on line Saturday morning. HUD homes not sold during the biding time continue to be listed as daily. Bids, due by the following Tuesday at midnight, must be submitted by a real estate agent who has completed HUD registration. Don't waste your time using a Realtor who is not familiar with selling HUD homes. Some mistake causes the offer to be rejected. Don't use an agent who says you must bid way in excess of minimum bid. Find an agent specializing in HUD homes who wants to work with you on your conditions. Countless HUD homes do sell for far more than the minimum bid. Some buyers hold out for the one HUD home which doesn't get way overbid...

In several Maryland real estate markets, particularly along the Baltimore area, first time home buyers are discovering it harder and harder to purchase a home. As an exclusive buyers agent who works primarily with first time buyers, I have come across the frustration of many buyers who couldn't find the "home of their dreams" at a price they could afford. The key to their disappointment is in the saying, "home of their dreams." the majority first time buyers today would like, at a minimum, a new or near new, single-family, 3-bedroom, 2-bath home in move-in condition on a large lot in a good area of town. They fancy what their parents have, what their parents worked years to purchase. Sorry, kids, this type of home isn't and never was a first time buyer home. That is a move-up home for ...

Hi everyone.  I am new to this site and to blogging, so please bear with me.  I had a very interesting conversation today with Margaret Rome.  I first heard about Margaret while listening to the radio a few weeks ago.   Margaret was the host of 'All About Real Estate' on WCBM.   When Margaret mentioned Home Staging, my ears perked up.  There aren't too many Real Estate agents in Baltimore talking about Home Staging.  In fact, many still don't know what Home Staging is.  So it was a surprise and a pleasure to hear Margaret mention it on her show. I am taking a course in Interior Decorating with Home Staging being one of my main focuses.  I love the idea of staging a home for resale.  I must have read just about every book there is on the subject.  One of my favorites is called "Design Ps...

I just found out about this G-R-E-A-T website and want to share it with everyone since I think it is so unique and effective to get clients. On January 1, 2007 will be the launching of a network of 36 web sites targeted to various housing markets across North America (United States & Canada). The difference here is that each website is specializing in just ONE GEOGRAPHIC AREA so you can focus on your own TARGET MARKET and establish yourself as a sought after, knowledgeable professional in your housing market area.I was wondering why there was not a website like this before since the best way to advertise yourself is LOCALLY. These sites will be a great source for news, numbers and opinions regarding your local housing market. Every site will have content written by professionals from th...

The Clay Connection About a week ago I decided to take some rare time away from real estate and reconnect with my inner artist. The Baltimore Clayworks  http://www.baltimoreclayworks.org/home/index.html  was hosting a panel discussion with international artists in connection with a gallery exhibition. It sounded like the perfect couple of hours completely removed from listing and selling for this former ceramic artist. So there I was on a Sunday afternoon at a nearby conference center for a lecture/panel discussion that turned out a bit differently than planned. Two of the three panelists were unable to be there, so the one remaining brave soul, Lydia Thompson, had a slide show of her sculpture and led an open forum with the audience that turned into a lively discussion of women and art...

A couple of months ago Joeann Fossland asked me some questions about what part technology plays in my business. The answer is…Huge! One of the advantages of working solo is that I only have to plan for my own needs. This way I can react to not only what's happening in my market but also in the very important rest of my life with family and friends. I'm a believer in living in the moment – this doesn't mean I don't plan, but it's not the top of the list. When it comes to technology I react to what I need, not what new technogadget is coming out next. With this approach, of course, I don't budget for technology. "Budget" indicates a plan for spending – I don't do that. I have a good idea of my regular expenses so I'm comfortable that I can decide if a new technology tool is a good choice fi...

Do you know how long you've been married? Or how about some other important event in your life? Do you celebrate once a year on that date? Not me. I celebrate every day because each day is an anniversary. And today is a very special one - 14,000 days of marriage to my incredible husband, Lee. People who know us have learned that we always know the number of days, even if we don't always know how many years.Think about it. Why wait a whole year when every day can be celebrated? Whenever we go out to dinner we can always say, "Today is our anniversary." Sometimes we even get a candle and wish!I have used my calculator in the past and I was fairly accurate, but a few years ago I was having dinner with Allen Hainge (www.afhseminars.com) and Dan Gooder Richard from the Gooder group (www.Goode...

It was raining in Baltimore today. The sky was a clear delft blue, but in the studio at WCBM radio, we had ActiveRain for close to an hour.First Matt Heaton called in to talk about creating this fabulous community of some 5,500 real estate professionals. And then Caleb Mardini called and spoke about the future of this community that empowers the very people who drive the industry. And then we had them both on the line at the same time! There were other callers – Zippy who wanted to know the difference between an appraised value and asking price, and Max who has a nice sounding rancher for sale in Towson, and then Sally with an Ocean City townhouse to sell. My friend and writer, Peg Silloway, was in the studio and helped keep the conversation going, but Matt and Caleb made the day.I love...

Today was a first for me - a full hour hosting "All About Real Estate" on WCBM Radio in Baltimore, with no guest. Just me and the microphone. I can talk to anyone, but I found out it is easier to have a conversation when you have someone to listen to!  Those first 20 minutes, I was really sweating. There was no one for me to listen to or to start a conversation with. Once you get me started it can be hard to stop me. But I need to respond to others, to listen between the pauses, to have something to react to. I wondered what would I do if no one called in? Yes, I could have talked about every one of my listings - and I would have - but I wanted it to be an interesting show for people listening.I shouldn't have worried. Once the phone started ringing, we couldn't keep up with all the cal...

Sunday, July 23, 2006June Home Sales are Up and Down I saw a chart the other day that was good news or bad news – you could look at it either way. Being the TypeE personality I am, I still see good opportunities for both buyers and sellers in the current real estate market. Here’s what the statistics showed for Baltimore County single family homes in June 2006:There were 1,678 new listings – that was down from May. There were 1,002 sales and contingent contracts – also down from May The total inventory of single family homes for sale was 3,288 – up from May The number crunchers compared June 2006 to June 2005 and found that:The total number of houses sold was down almost 17% from a year ago The average sale price was $315,802 – up from a year ago when it was just over $301,000 The averag...
