"PENDING"  What does that mean?  Each time I read about or hear a talking head speak about the national statistics for PENDING real estate sales, I ask (of no one in particular), "What does PENDING mean"?? The MLS for my market area has no category known as "PENDING".  We do, however, have "CONTRACT". What does "Pending" mean when the number includes Short Sales?? CONTRACT means that there is a ratified Contract of Sale and all contingencies have been satisfied with the exception of the financing contingency, which survives until the date for a loan commitment or earlier if possible.  Consider the following statistics and let me know if you understand how the status PENDING fits. I was having trouble with my car tire - it kept losing pressure. Out of desperation I drove into Admiral Tire & Auto on Rt. 301 in Bowie.  As a woman I am always nervous when dealing with any mechanic or car establishment especially one that I have no previous experience with. Turns out I had a nail in the side wall of my tire.  The technician was awesome.  He explained my options and went out of his way to ensure that I had a good replacement tire but at a reasonable cost. I left there feeling that I had been well taken care of. Where did all the Bowie, MD foreclosures go? Looking at the MLS data for foreclosures for sale in Bowie, MD, it looks like there are only thirteen available. Considering that about a third of all the homes sold in Bowie last year were foreclosures, the number of thirteen seems low.  With 228 total listings for sale in Bowie, foreclosures account for just under 6%.
