Last call to pick-your-own pumpkin at Sharp's at Waterford in Brookeville, MD! Sharp's is one of our favorite local farms in Maryland and an annual visit to pick our own pumpkins is a must! We almost missed it this year - a busy Fall Real Estate season, torrential downpours and a visit from family kept us busy over the last few weeks - and my girls were afraid that Sharp's wouldn't have any pumpkins left to pick! As it turned out, there was no need to worry: We enjoyed the hay-ride out to the pumpkin patch and found the perfect pumpkin. Unfortunately, the average SOLD price was down to $508,857. Properties also took longer to sell, an average of 111 days compared to 81 during 2011, but ranged between just 6 days to 1,223 days. But the year-over-year statistics are positive nonetheless. During December 2011 4 properties sold - all in the Brookville Knolls subdivision - for an average price of $396,750 after an average of 45 days on the market. The October 2012 statistics are a great improvement over the previous month - it's been up & down for much of the year though - as well as over the same period a year ago. The September 2012 market statistics for Brookeville, MD are - again - very different than the previous month. It appears that the Brookeville market has lost its momentum from the summer month. However, considering that there are currently 12 detached home sales pending, it may be temporary. During September 2012 only 4 home sales were recorded as closed transaction - that's considerably less than the last few months - at an average sold price of only $386,875. That is the lowest average monthly price this year. The properties sold after an average of 134 days on the market. Considering the currently pending homes (average list price of $524,492) as well as the active listings, the market statistics for the rest of the year could look a lot more positive again.
