Oakley Cabin sits alongside Brookeville Rd, just a short drive (or walk) from historic Brookeville, MD. The log cabin was part of the Oakley Farm and its land was originally owned by Colonel Richard Brooke, also known as "the Fighting Quaker". Oakley Farm's 'big house' dated back to the 1760s - sadly it was destroyed by a fire in the 1970s. Oakley Cabin, built around 1820, is one of originally three such structures and is representative of slave or tenant housing. According to Montgomery County Parks, Oakley Farms was operated by Richard B. Dorsey - a slave owner and later sold to Dr. William Bowie Margruder, also a slave owner. In my humble opinion Sharp's at Waterford Farm has one of the best pick-your-own pumpkin patches in the greater Silver Spring, MD area. Sharp's is located at 4003 Jennings Chapel Rd, Brookeville, MD 20833 - just a short drive from Silver Spring on either Georgia or New Hampshire Ave . Although Sharp's has a Brookeville address, it sits just north of the Howard County line. Sharp's at Waterford Farm will be open from 10 am to 5 pm during their fall season which starts September 29 this year and runs through November 4th. Besides picking your own pumpkins - a free hayride to the patch is included - Sharp's also offers kids activities such as face painting, scarecrow making, a corn maze and mini maze and there are farm animals for the kids to feed. The Brookeville, MD market statistics for August 2012 look very different than the previous month. While the number of sales were about the same - 11 sales in August and 12 in July - the average sales price decreased to $528,491 compared to $575,392 a month earlier. The good news is that the number of sales more than doubled compared to the same time-frame a year earlier (only 5 closed transactions) and the average sales price is well above August 2011 ($476,600). It's also above the average sales price of the 2nd quarter of 2012 ($478,288) and close to the average sales price of all of 2011 ($539,311)The average DOMP (days on market property) is vastly different from July 2012. On average it took only 75 days for July's sales but more than 200 days for the sales that occurred in August...

Montgomery County, MD alone boasts more than 100 miles of hiking trails, 6 of which can be found at the Rachel Carson Conservation Park in the Brookeville/Olney area, north of Silver Spring, MD. Rachel Carson Conservation Park is located at 22201 Zion Rd just west of Georgia Avenue. It was named after the writer and environmental activist, Rachel Carson, who was also a Montgomery County resident.The park is undeveloped (no picnic areas and such) but offers natural surface trails on 650 acres which are either dedicated hiking trails or a combination of hiking & equestrian trails. The July 2012 market statistics are looking very good for Brookeville, MD with 12 sold properties. In comparison 18 home sales were reported during the 2nd quarter of this year, only 6 homes sold during June 2012 and 8 during July of 2011. The average days on market has stayed about the same and stands at 43 DOMM and 75 DOMP (days on market property)*. July's sales ranged in price from 370K to 850K and had an average sales price of $575,392 which is considerably higher than the average sales price during the 2nd quarter of this year and also slightly above the average sales price during the first quarter of 2012. Brookeville, MD: 18 homes sold during the 2nd quarter of 2012. 17 of which had an average sold price of $478,288 after an average of 43 days on the market. I left 1 sale out of the equation since it was a "the value is in the land"-listing with a tear-down property. The 2nd quarter average close price is less than the 1st quarter's as well the average during the same time frame a year ago. However, price fluctuations are not unusual in Brookeville, MD, depending on how many 1 Million Dollar+ homes sold. If you have a comparably small number of home sales - Brookeville, MD is a quaint community - just one can make a big difference in average close price. Are there homes to be had in Brookeville, MD for under 500K? It's slim pickings but yes. Those, however, may come without an A/C. I showed 2 homes in the area last weekend that did not have any air conditioning nor (enough) ceiling fans - showing them on the last day of a record-breaking heat wave did nothing but make painfully aware the obvious.  However, with a list price in the mid-to-low 400s respectively and fantastic locations in the heart of the historic districts, these homes will sell, eventually. It will take vision, some milder temps and a pot of gold. We have the vision but negative on the pot of gold. It was indeed a chilly weekend in Maryland but we made it a fabulous one! It didn't rain and that made all the difference during our visit to Sharp's at Waterford Farm in Brookeville, MD. In a nutshell Sharp's at Waterford Farm is: hay-rides to the pumpkin patch, a corn maze, farm animals (a flirting goat among others - he was totally smiling at me and posing for pictures!), scare-crow making, gorgeous scenery and super-friendly staff. It's not as popular crowded than other farms in the area which we loved. Sharp's at Waterford Farm presented me with a thousand incredible photo ops and it was very hard to just pick out a few! I hope you'll enjoy!
