Howard County, MD market report for July 2011 and 2012. The real estate market in is stable and has been for many years.  It showed a slight uptick in number of homes that sold year over year for July.  The SOLD prices were slightly higher but the Days on the Market is lower. It seems like Lake Elkhorn in Columbia, MD has mostly been making the local news because of the dredging issues. That is a shame really because it is such a beautiful area boasting its very own Arboretum and a fitness walk around the lake. Columbia, MD   Home Residential Resale Statistics -- April 2012                   Compared to last year, Columbia, as a whole, saw a solid increase in sales.   In the 21044 region, sales increased over 6% compared to last year and 3.8% compared to last month with a total sales volume of $10.7 million.  Homes sold in half the time compared to last year, going from 109 days to 53 on average, and only four homes took over 180 days to sell while twenty homes sold in less than 30 days.  The average sold price was down a little over 3% compared to last year, but actually increased by over 3% compared to last month, and three more homes were sold this May vs. the last, 32 as opposed to 29. 21045 witnessed a prosperous May with sales increasing over 14% compared to both last month and last May,...

Vennari's has the Best Pizza in Columbia!   A hidden gem in Columbia!  Vennari's has been serving delicious pizza for over forty years - that's almost as old as Columbia itself!  Friends of mine who grew up in Columbia have been eating pizza here since the 80's and they still make the twenty minute trip from Catonsville to take one home!    What makes Vennari's pizza so special?  My opinion is that it's the home made sauce - slightly sweet, it's not too thick and is actually swirled on top of the cheese!  Delicious!  The dough is also hand made in house and their cheese is high quality.  The pizza is New York style, thin crust but with enough texture that it doesn't drip all over you.  The other thing I love about this pizza is that it's just as yummy left over and you can even enjoy it...

 Columbia, MD   Home Residential Resale Statistics -- April 2012                       Columbia, divided into three different zip codes, saw different activity in each region. In the 21044 segment of Columbia, sales were slightly down compared to last year.  Total volume went from $10.9 million to $10.3 million, a 5.39% decrease.  This was the result of both the selling price and numbers of units sold slightly decreasing.  The average selling price for homes in 21044 went from $331 million to $323 million, and one less home was sold.  However, with 43 less homes on the market, a $600,000 sales volume difference shouldn't bring any reason for concern. 21045, on the other hand, had an increase in sales volume of almost 15%, with sales of $9.7 million this year as opposed to $8.4 million l...

  Columbia, MD   Home Residential Resale Statistics -- March 2012                     Different portions of Columbia saw different levels of activity this past March.   In the 21044 zip code, total sales volume decreased 30% when compared to last year, going from $10.3 million in 2011 to $7.2 million this year. Though the average selling price was slightly higher than last year, eleven less homes were sold (23 vs. 34).  On the bright side, though, homes stayed on the market on average for 51 less days, going from 115 days to just 64. 21045 saw a positive change from last year with $9.5 million in salves volume compared to 2011's $7.9 million. Ellicott City, MD Home Residential Resale Statistics -- February 2012   In the 21042 portion of Ellicott City, February saw a slight decline when compared to last year. Sales were down almost 14%, going from $11.4 million to $9.8 million, though the average selling price was up around 5%. The key was the decline in homes sold, which went from 22 in 2011 to 18 this past month. A good sign, the average days on the market decreased from 141 days to 98, and there are currently 25% more listings on the market than there were this time last year. 21043, on the other hand, experienced a great month.  Sales volume increased over 130%, going from $4.5 million last year to $10.6 million this year. Columbia, MD   Home Residential Resale Statistics -- February 2012   21044 saw a good month during this past February.  Sales volume increased by over 20% when compared to last year, going from $6.9 million to $8.3 million in 2012. Though the average selling price did decrease slightly, five more homes were sold. A great sight to see, the average days on the market decreased by over 30%, a good sign that activity is steadily increasing. 21045 saw a dramatic difference from the same time in 2011.  Sales volume almost doubled, going from $3.9 million in February 2011 to $7.7 million this year. While 13 homes were sold this time last year, 30 were sold this year. Columbia, MD   Home Residential Resale Statistics -- January 2012 January was a strong month for Columbia, with two out its three zip codes experiencing strong increases in sales.     21044 – 21044 was one of those zip codes. This portion of Columbia saw an increase in sales of almost 20%, over $1 million more than last year.  Average sold price was actually down by almost 9%, though five more homes were sold this month than the same time last year (21 versus 16).  What is worrying, though, was the increase in how long homes generally stayed on the market.  Last year, the average was 107 days.  This year, it jumped to 205, a 91% difference.  Seven homes were on the market for over 181 days, and only six sold in under 60.     21045 – In terms of total sales, 21045 was almost identical to...
