Most of the homes in Olde Crofton, bordered by Rt. 3, Rt. 424, and Rt. 450, were built in the 60's and 70's, and don't have basements. If I were to hazard a guess based on experience, I would say about 20%. Basements, especially when they are finished, are a feature that many home buyers have on their needs list. Even though they may not get full value for living space by appraisers, buyers love finished basements. The extra living space is just that good. Since Crofton has expanded well beyond the confines of the Crofton Triangle, and, with the advent of newer homes being built, almost all of the newer construction homes have basements. The country is dotted with small communities like Crofton, MD, and many of them have small, local cemeteries. Usually they're behind a church, but not always, as is the case of this very tiny cemetery. Crofton, MD has this unique, and largely unknown cemetery sitting right in the middle of a street, in a residential section. I'd be willing to bet that the vast majority of Crofton residents don't even know it's there. Of course you're not going to find any entrance sign to "Pearly Gates"...it's that small.  It's on Harrow Ave., right in the middle of the Crofton Triangle. Crofton Real Estate Sales UP (and down) in September 2013 Crofton real estate news in September was very good, when compared to September 2012 - at least in most categories we track monthly.  Month to month statistics were not quite so positive, however, in the face of rising interest rates in July and August when contracts were written for most of the sales that closed in September. Units sold: 22  - Up 22% over 18 last year, but down 50% from the 44 of August 2013. Days on market: 48 - Down over 27% from 66 last year, but up 60% from 30 in August 2013. Average % of  sold vs. list price: 97.66% - Improved slightly over last year  (96.2%) and last month (96.6%). Build Crofton High School in Crofton, Maryland Last night I attended a school board meeting along with about 150 other concerned citizens of our town, Crofton, Maryland, to request that funds for building a 13th high school in our community be allotted in the 2015 capital budget. Organizers did a fabulous job rallying the troops with specially-made t-shirts and signs so that when the spokespeople pled our case, a sea of purple "Crofton High School" tshirts stood behind them. Our community is growing in leaps and bounds. Real Estate Q & A:  What School Will My Child Attend when I Buy That House? A military family who will be relocating to the D.C. Metropolitan area in 2014 contacted me with this question. August Market Study for Crofton, Maryland 21114 Homes are on the move in Crofton, Maryland, according to RBIntel's August data. In August 2013, 44 home sales closed successfully, which is up nearly 19% from August 2012, when 37 homes closed. Even better, the average list price has increased by over 20%. The one number that has gone down is a great one: days on market! If you live in the Crofton/Gambrills area, you have probably seen the construction going on off Riedel Road between the neighborhoods of Crofton Valley and Briarleigh. This is the neighborhood that was formerly referred to as Enclave at Riedel Pond which has been renamed to Wilson’s Grove. The builder has begun clearing out some of the vegetation to put in the road that will take you back into the neighborhood.
