DAVIDSONVILLE MD 21035 After a dismal August, when there were no closings at all, real estate statistics for Davidsonville can only get better this month.  Fortunately, this is not the whole picture because five homes did go under contract in August (3 non-contingent, 2 contingent). Off-setting that gain, however, are seven new listings in this zipcode. Real estate activity in Davidsonville is already looking up in September, with one closing so far this month.  That may not seem like a lot, but anything is an improvement over August, and three homes have gone under contract since September 1 with more than a week to go. The Third Annual Tomato Festival and Chili Cook Off is this Saturday from noon to 6pm. Originally scheduled the weekend Hurricane Irene paid her visit it was postponed and then re-scheduled for tomorrow. Held at Homestead Gardens on Central Ave (Rt 214) in Davidsonville, this family friendly event celebrates everything tomato with samplings of fresh tomatoes and everything tomato based. There will be live music, pizza eating contest, a salso competition and of course the chili cookoff. Tickets are $10 or $25 for up to four people. Kids under 10 are free. Out and About Loving Annapolis   Having been born in Annapolis and raised in a waterfront community just outside the city limits I grew up where visits were of the human kind. As years passed and I moved a few times around the Annapolis area the most I ever found as a non normal visitor was a dog or cat or two. And then 10 years ago I moved to Davidsonville. A beautiful area 20 minutes from Annapolis where the land meets the sky, where acres of soy beans and wheat are grown, where horses dot the landscape along with cows and sheep and where homes are nestled on acres instead of square feet.    The visitors here have been quite interesting and seem to change with the seasons or the years. May wasn't quite as good as April for real estate in Davidsonville, but I'm not complaining.  Home sellers and buyers can both find something in this chart to make them smile! Home Sellers:  The best news we’re seeing on this chart of real estate activity for May 2011 in Davidsonville, Maryland, is the “Average Days on Market.”  No matter how you look at it – comparing it with last month (April 2011) or last year (May 2010) - the number is down.  That’s certainly reason for homeowners to celebrate. It’s disappointing that both the average and median sold prices are down, and the number of closed sales is down.  But we have to celebrate that homes sold last month went at full price.  That’s an increase over last month and last year in Davidsonville, and probably higher than any zipcode ...

Davidsonville Real Estate Market Improved April, 2011 - Davidsonville, MD (21114) Closed sales and prices were up for Davidsonville last month, compared to April 2010.  While homes were on the market a long time (224 days), that’s down almost 25% from sales a month earlier. What do these numbers this mean to you? Davidsonville MD Real Estate Market Update (21035)January 2011   Real Estate Activity was UP during January 2010 over January 2009 in Davidsonville, Maryland, as evidenced by an increase in sold/settled and listings, although new contracts gives us some pause for concern. Unfortunately, the average days on market were much higher measured both Year on Year and Month on Month, but higher-end homes often take longer to sell than modestly priced homes.  And I think most home sellers would happily wait a little longer if it meant the percentage of average sold price to average list price would increase by almost 2%. Davidsonville MD Real Estate Market Update (21035)December 2010 HOMESELLERS: The best news I saw last month for home sellers in Davidsonville MD in this 5-year chart of real estate statistics was "no new listings".  Yet 3 homes sold/settled and 3 others went under contract.  Any time the inventory remains steady or goes down, as it did in December, that's good news for home sellers.  Still, at 3 home sales per month, the absorption rate is not favorable to home sellers.  It would take more than a year to sell all of today's active listings - and only if no other new listings coming on the market throughout the year.  Of course, that's an unlikely scenario.   Mum’s the word at the Homestead Gardens Fall Festival being held this weekend. This could be your last chance to pick up some Mum’s at a great price, before Homestead changes over to their Christmas display. 3 for $15 if you have a Garden Club membership is a very good price for Mum’s from one of the area’s premiere gardens.
