While I was taste testing at the Annapolis Tomato Festival at Homestead Gardens over the weekend, I picked up my first business card from a DOG. And darn , it was not my idea first. Theo is an assistance dog from Fidos for Freedom. You can reach this organization at www.fidosforfreedom.org or mail them at P.O. Box 5508 Laurel MD 20726 or call them at 410-880-4178 and 301-490-4005. This organization has special trained hearing, therapy and service dogs...that have their own business cards, mind you, encased in plastic thanking the person who has inquired about them. Hearing dogs alert their hard of hearing or deaf owners to significant sounds. Service dogs help with mobility. Therapy dogs are awesome companions in health care facilities and valuable contributors to helping provide a rela...

It started with Ann Wallace Rieffe and Geoffe Rieffe's decision to enter the Annapolis Tomato Festival  Homestead Gardens Chili Cook Off. Then they mentioned it to Anne Chandler who mentioned it to me. Ann Wallace facebooked Susan Snyder who said she may drop by. John Norton facebooked me and said he was driving across the country and that he would like to reconnect with some Severn Alums. I facebooked back again and asked if he was in the area yet, and if so, could he drop by Homestead Gardens? It went down kind of like that. The Severn School Seventies stars just kind of aligned some Seventies Alums with a little Faceboo...

Only one home sold in the 21035 zipcode last month, down from six transactions in July 2009.  When it comes to "units sold" - i.e., sold and settled - this was the worst July of any I've tracked   With only one transaction, all the other statistics are practically meaningless, so it's impossible to draw any conclusions regarding a trend. If you're thinking of buying or selling a home in Davidsonville, it will be necessary to look at the year-to-date statistics for help in understanding the real estate market: The best months, as you can see, were March and April, representing the closings for contracts most likely written in February and March.  That looks to me like seasonal improvement in the market, enhanced by the offer of a tax credit.  With so few sales, there won't be any easy an...

Out and About Loving Annapolis         First Annual Chesapeake Chili Cook Off to Benefit Bloomin Annapolis   Each spring since 1998 Annapolis has burst into bloom with beautiful hanging flower baskets and overflowing flower pots. This urban beautification project was the brainchild of local and downtown business owners including Don Riddle of Homestead Gardens and Steve Samaras of Zachary Jewelers. Over the years it has expanded to include Maryland Ave, West Street and over into Eastport along the Spa Creek Bridge. These beautiful hanging baskets have made Annapolis a role model for other cities and municipalities across the nation. And it's safe to say that these flowers have had a huge part in the City of Annapolis being selected by Forbes Travel Magazine as one of America's prettiest...

Out and About Loving Annapolis         Hometown of Davidsonville In the 17th and 18th centuries Europeans and their descendants settled and developed farms and plantations in around what is now known as Davidsonville. In 1839 Thomas Davidson, of which Davidsonville received its name, married and built a home at what is now Davidsonville Rd and Central Ave. This home still stands today and is part of the Davidsonville Historic District  which is among the best preserved examples of a crossroads community which were prevalent in Anne Arundel County in the late 19th and early 20th centuries. Davidsonville is home to many other historical sites as well. One is the Anne Arundel Free School. Built somewhere between 1724 and 1746, the school still stands today and is located in the community o...

It's 1pm on Saturday December 19, 2009. It has been snowing since about 8:30pm last night. We have about 15 inches right now with no end in sight. It is quite beautiful looking out through my camera lens.  This storm is the biggest we have had since Feb. 2003. That year we had just moved into our new home in Davidsonville the spring before. We had moved from a home with a short driveway. Our new home has a looooong driveway on a private road. In 2003 we had not even bought a snowplow yet. We were stranded for days as we slowly shoveled our way out to the main road. Today we have a snowplow. It is covered in snow. We will have to dig it out to use it. Our neighbors who live below us in the valley have parked their cars at the top of our driveway. After the last big snow rendered them stu...

The first-time homebuyer credit had no direct impact on real estate sales during October in Davidsonville, Maryland, since prices in this zipcode typically exceed the first-time buyer price range.  Yet activity did increase last month over October of 2007 and 2008. Other good news for Davidsonville home owners is that both the average and median prices increased over the same month last year and the days on market were nearly down to 2006 numbers.  Unfortunately, the percentage of sold price to list price is still under 90% - although it went up 2% from the same month last year. As you can see from this chart, the volume of real estate sales in Davidsonville is very low, so it's easy for statistics to take a dramatic swing up or down if just one sold property is extremely high or low. F...

Clearly, one of the most expensive areas of Anne Arundel County to live, Davidsonville, MD rarely has monthly sales that are in the double digits. With the median home price over $700 thousand dollars, this shouldn't be a surprise. 58 of the 73 current active listings in Davidsonville are priced over $700 thousand dollars. Despite the relatively low number of transactions, Davidsonville, MD has seen a decreasing inventory in th...

Davidsonville MD is one of the most attractive destinations in the Anne Arundel real estate area. Zip code 21035 certainly has some of the most expensive and exquisite homes for sale. The family income in Davidsonville from the 2000 Census was over $104,000/family. Most of Davidsonville homes are situated on parcels of land of over an acre. It retains a distinct rural feel, while being easily accessible to the Annapolis, Baltimore and Washington, DC employment markets. Davidsonville is nestled between Crofton and Annapolis, in Anne Arundel County, MD. 20 of the current 90 homes on the market in Davidsonville are listed for over $1 million dollars. Fully 74 of the 90 active listings are over $600,000 in price. As you can see, Davidsonville homes are at the upper end of the market for thi...

Classic “good news / bad news”… It’s official.  WUSA Channel 9 is going mobile this summer.  So are the D.C. affiliates of NBC and PBS.   You’ll be able to watch everything from the evening news to CSI or Law & Order to your favorite soap operas and game shows - anything these local network affiliates broadcast, including the ads.  Good news for T.V. fans!  But there’s another side to the story… It seems that wireless carriers have no plans to offer “Mobile T.V.” because they already offer their own subscription-based TV services.   D.C. was reportedly chosen as a test market for Mobile T.V. (DTV) because of the area’s “tech-savvy viewers” but two dozen other cities can look forward to the new service by the end of 2009.  Perhaps by that time the wireless carriers will get on board – pa...

I was on a mission to get some shots of Davidsonville, Anne Arundel County's own "horse country," when I pulled off Rt. 214 to take this photo.                           This fella wondered what was going on and came over to check us out.             Homes in Davidsonville tend to be very grand, and located in upscale communities with acre+ lots.                       You'll find beautiful historic churches...                 And the new Renditions Golf Course. (This is the 30's style clubhouse, seen from the driveway as you approach the course.) Each hole is a replica of a famous hole on a golf course that has hosted one of the PGA major championships.  Renditions is open to the public, so check out their website for more information.       If you're looking for a luxury home or a...

You Love Them... They Love You...  But... HOME SELLERS: Those loving friends of yours are shaking their heads and saying that your listing price is too low... the commission you're offering is too high... and you chose the wrong agent.  You believe those friends mean only the best for you, and that's why you rely upon them even though they have no professional expertise in real estate.  Of course, they'll quickly tell you they have all the right answers (from reading the Washington Post and watching CNN): Raise the price of your home - Quick, before someone makes an offer. Drop the commission - Why pay more, when you could pay less?  Fire your agent - Hire the discount broker and/or someone who will advertise in the newspapers and give you a magnet for your refrigerator.   To all of you...

Homestead for the Holidays is a magical place in Davidsonville, Maryland, that seems to attract as many visitors on a winter weekend as it does a busy Spring day during planting season. Your children can visit Santa at Homestead Gardens on Saturdays, 10-4, or Sundays, noon-4.  Or they can watch the trains any day - there are even benches and tables nearby, along with a refreshment stand. Homestead nursery plants are always the highest quality, and they have a beautiful selection of everything from colorful poinsettia plants to houseplants to holiday wreathes and greens.  During the holidays, however, the entire place turns into a magical holiday wonderland, with visitors from any corner of the D.C. - Baltimore area, as well as Anne Arundel County.  For another post about Homestead Garde...
