What is the life span of a cedar shake roof?   Dolores and I live in the Kentlands community in Gaithersburg, Maryland.  One of the design requirements for all of the homes is a cedar shake roof.  Most of the home buyers thought that the cedar shake roofs would have a long life. We are seeing many of the roofs being replaced on homes that are less than twenty years old.  One of the concerns of home sellers is that the home inspector will recommend a new roof even when there has be no experience with leaks.  The replacement of a cedar shake roof is a major cost item.  What is your experience with the normal life of a cedar shake roof in the mid-Atlantic area?   324 Thaxton Street, Kentlands, Gaithersburg IMG_2406 Photograph by Roy Kelley using a Canon PowerShot G11 camera. Make a Difference: Switch to compact fluorescent or LED light bulbs   Gaithersburg residents are making their commitments to change some habits for the benefit of our environment as we approach Make a Difference Day on Friday, April 5, 2013.  Small actions can add up to significant savings in our consumption of water, energy, and other natural resources.   Switch to compact fluorescent or LED light bulbs An astonishing 90 percent of the energy used to light an incandescent bulb is lost as heat.  In an attempt to cut energy consumption, federal laws prohibit the sale of some incandescent bulbs.  These new lighting standards took effect in 2012, and l requires that most common light bulbs sold in the Unites States be 25 percent more energy efficient.  Compact fluorescent bulbs can provid...

Winter Garden in Kentlands:  Coneflower   We are anxious for spring and summer in Kentlands. Coneflowers are popular in the gardens of many Kentlands home owners.  I was taking photographs of the historic Caretaker's Home in Kentlands and decided to get a shot or two of the winter garden.  There is beauty to be found long after the colors of the bloom are gone.  This is what a coneflower looks like in a winter garden.   Coneflower, Kentlands, Winter Garden IMG_2232 Photograph by Roy Kelley using a Canon PowerShot G11 Camera. Caretaker's House, Kentlands Landmark   The Caretaker's House which is also known at the Superintendent's House was built by Frederick A. Tschiffely, Jr. around 1900.  The structure has been modified several times and the home is now a private residence in Kentlands. The City of Gaithersburg considers this property to have historic significance.  Those of us that walk through Kentlands on a regular basis enjoy the beauty of the Caretaker's Home which is just a block from the Kentlands Mansion. Kentlands is a neo-traditional community that is one of the favorite choices for families that are relocated to the metropolitan area of the District of Columbia.   Caretaker's House, Kentlands, Historic Home IMG_2233   Caretaker's House, Kentlands, Historic Home IMG_2234 Photographs by Roy Kelley...

Listings of Homes For Sale at Historic Level in DC Metro Area   The monthly report from RBI, RealEstate Business Intelligence shows that the number of active listings of homes for sale in the DC Metro Area was at a historic low level.  There were 6,092 active listings as compared to the five year average of 12,525 listings. The low inventory means that demand is pushing up prices and reducing the average listing discount.  One good sign for home buyers was that there were 4,541 new listings of homes for sale which was an improvement from the January figures.  Real estate agents are reporting multiple contract competition in the preferred communities.   CLOSED SALES "Sales continue to improve, highest February total in six years; Condos lead in growth.  There were 2,684 sales in February...

O'Donnell's Sea Grill - A Kentlands Favorite   Kentlands residents are lucky to have O'Donnell's Sea Grill in the community.  O'Donnell's opened in Washington, DC in 1922 and has been an area tradition for 90 years.  The restaurant moved to a new building in Kentlands in 1997 and have been a very welcome addition to the area.  When we think about dinner for a special occasion, O'Donnell's is at the top of the list.  We love the seafood dishes and are glad that the restaurant is only a few blocks from our home. They are located at 311 Kentlands Boulevard, Kentlands, Gaithersburg, Maryland 20878. Montgomery County, MD Real Estate Market Statistics, February, 2013   There are 1,555 active listings of homes for sale in Montgomery County, Maryland.  125 (8.04%) of the available homes are short sale pre-foreclosures.  49 (3.15%) are lender owned foreclosures. Short sale transactions must be approved by the secured mortgage lenders since the proceeds will not satisfy the loan balances.  A high percentage of short sale offerings fail to reach settlement as lenders refuse to accept the offers because of price or terms. Let's compare the current statistics with the transactions that took place during February in Montgomery County.  The total sold dollar volume was $235,137,356, up 18.92% from the same month last year. There were 558 closed sales during February, up 10.5%. The median sol...

Dolores knitted her first sweater   Knitting a sweater may not seem like big news but for Dolores this was a great accomplishment.  She had intended to knit this sweater many years ago but never found the time to do any knitting.  She was always busy updating our database or discussing real estate needs with prospective clients. So, I am sharing her photograph, wearing her new sweater.  If you have something that you always wanted to do, I suggest that you get started right away.  Deferring personal goals because we are busy with business activities may not add to the quality of life we are seeking.   Dolores Kelley Img_2541 Photograph by Roy Kelley using a Canon PowerShot G11 camera. Multiple Sclerosis Awareness Week - A Message from Lynne Kelley   Multiple Sclerosis Awareness Week creates an opportunity for folks who don't know much about MS to learn more if they are interested. MS is something we don't tend to learn about--or even think about--until we know and care about someone with the disease. Misperceptions abound--such as assuming an MS patient can't hold down a full-time job or will eventually become seriously disabled. Yes, sometimes the illness interferes with a patient's activities. Yet in the last two decades, treatment and management of MS have made such strides that the outlook for most persons living with MS is far brighter than it used to be. MS is a disease of the Central Nervous System (brain, spinal cord, and optic nerve). Although it is not cert...
