Listings of Homes For Sale at Historic Level in DC Metro Area   The monthly report from RBI, RealEstate Business Intelligence shows that the number of active listings of homes for sale in the DC Metro Area was at a historic low level.  There were 6,092 active listings as compared to the five year average of 12,525 listings. The low inventory means that demand is pushing up prices and reducing the average listing discount.  One good sign for home buyers was that there were 4,541 new listings of homes for sale which was an improvement from the January figures.  Real estate agents are reporting multiple contract competition in the preferred communities.   CLOSED SALES "Sales continue to improve, highest February total in six years; Condos lead in growth.  There were 2,684 sales in February...

Real Estate Market Statistics - DC Metro Area - February, 2013   At $355,000, the median sale price in the Washington DC Metro Region is 11.7 percent higher than this time last year.  Low inventories of homes for sale continue to put upward pressure on prices around the region.  Single-family detached homes led all property segments in median price growth, up 19.5 percent from February 2012, a $72,000 gain in price.  The median sale price for condos rose 12.8 percent from last year, a gain of $30,000.  The median townhome sales price is up 8.4 percent from February 2012, an increase of $27,000.  All jurisdictions in the region experienced median sales price growth from this time last year.  The year-to-date median sales price for the region went from $312,000 to $347,000, a gain of 11.2...

Montgomery County, MD Real Estate Market Statistics, February, 2013   There are 1,555 active listings of homes for sale in Montgomery County, Maryland.  125 (8.04%) of the available homes are short sale pre-foreclosures.  49 (3.15%) are lender owned foreclosures. Short sale transactions must be approved by the secured mortgage lenders since the proceeds will not satisfy the loan balances.  A high percentage of short sale offerings fail to reach settlement as lenders refuse to accept the offers because of price or terms. Dolores knitted her first sweater   Knitting a sweater may not seem like big news but for Dolores this was a great accomplishment.  She had intended to knit this sweater many years ago but never found the time to do any knitting.  She was always busy updating our database or discussing real estate needs with prospective clients. Friends of Brookside Gardens Orchid Show and Sale:  This Weekend Dolores and I attended the Friends of Brookside Gardens Orchid Show and Sale today. The show is also open on Sunday from 10 a.m. to 3 p.m. This is a must see event for orchid lovers.  The have a very large display of beautiful orchids for sale.  I took lots of photographs. Oriental Hybrid Lilies, Longwood Gardens We are anxiously waiting for the promised early spring in Kentlands.  We will then have a bountiful supply of blooming flowers in the neighborhood. Cold winter days provide good times to visit conservatory displays.  Longwood Gardens is a wonderful place to visit at any time of the year.  Currently, the special exhibit in the Conservatory is Orchid Extravaganza.  There are also thousands of other beautiful flowers and plants to see and enjoy.  The Oriental Hybrid Lilies are among our favorites. Smart Electric Meter Installation in Gaithersburg   The Maryland Public Service Commission (“PSC”) has authorized Pepco to install new “smart” meters for its Maryland customers and Pepco has begun installation in Gaithersburg.  A smart meter is a digital device that records electric usage in hourly increments and allows two-way communication signals between the meter and Pepco.  Approximately one to four weeks prior to installation of the meter, Pepco is required to send you a letter and fact sheet explaining the process for exchanging your meter.  The City has received complaints that residents have received this letter and fact sheet after the meter was installed.  Notice of these complaints has been filed with the PSC. Brookside Gardens, A Good Place To Visit On A Cold Winter Day We have a cloudy day and snow is predicted in Montgomery County, Maryland tonight.  The morning rush hour could be a mess for those heading north and west from the Washington, DC area.  Where did Whoopie Pies really originate? Our friend Rebecca Gaujot wrote a sweet blog about enjoying a Red Velvet Whoopie Pie at the Greenbrier Farm Market.
