New Maryland Law For Motor Scooters and Mopeds   On October 1, 2012, new Maryland vehicle laws will take effect that require all motor scooters and mopeds to be titled and insured, while all operators and passengers must wear a helmet and eye protection. These new requirements are in addition to the existing law that requires all motor scooter and moped operators to possess a valid driver's license or a moped operator's permit.  All drivers and passengers of motor scooters and mopeds will be required to wear motorcycle helmets that meet safety standards set by the United States Department of Transportation. Drivers and passengers must also wear eye protection, unless the vehicle is equipped with a windscreen.  Motor scooter and moped owners will be required to insure their vehicles. The...

DC Metro Housing Market:  New Contracts and Inventory for August   NEW CONTRACTS New contracts unseasonably strong in August, highest August-level since 2005. There were 4,482 new contracts signed in August in the metro area, up 7.5 percent from this time last year.  While the number of new contracts declined slightly from July, the 1.9 percent decline is less than the 10-year July to August average of -7.2 percent.  As with sales, all property segments posted year-over-year gains in new contracts with condos leading the way at 15.7 percent.  Demand for condos remains strong, and is likely driven by their more competitive price points.   The number of new contracts for detached homes and townhomes rose 2.3 and 9.9 percent respectively compared to August 2011. We Remember 9/11   Dolores and I spent much of the day on 9/11/12 at the National Museum of the Marine Corps in Triangle, Virginia.  They had a very special exhibit in memory of 9/11/01. This is a wonderful museum and we recommend it as a travel destination.  There is much to see and you will need to allow several hours for a visit.  When we visit the museum, we like to have lunch in the Tun Tavern on the second level. DC Metro Housing Market: Home Prices The metro median home price remains virtually unchanged from July, but is up $29K from last year. At $385,000, the median home price in the DC metro area is 8.1 percent higher than August 2011.  This is the seventh consecutive year-over-year increase for home prices, which is being driven by strong demand and consistently low inventories.  Historically, median prices tend to decrease between July and August, falling eight out of the last 10 years.  The low inventory and strong sales appear to be keeping prices at July levels this year.  All but two jurisdictions in the metro area had year-over-year price gains in August, the highest occurring in Alexandria City where the median price rose 23.3 percent to $484,000.  Across the metro area, the median p...

Waterlilies at Longwood Gardens:  Photographs by Roy Kelley   Longwood Gardens, in Kennett Square, Pennsylvania, is a wonderful place to visit at any time of the year.  Now is the time to see the waterlilies.  The Waterlily Display, in the pools at the Conservatory, is open from early June to mid-October.   If you will be making your first visit to Longwood Gardens, try to spend the day.  There are over 1,100 acres of gardens and a very large Conservatory.  Take a break for lunch at the Terrace Cafe and be sure to try the mushroom soup. Photowalking at Longwood Gardens: A very special travel destination Dolores and I always enjoy visits to Longwood Gardens, located in Kennett Square, Pennsylvania.  The location is just west of Wilmington, Delaware and is close enough for a day trip from Gaithersburg, Maryland. Longwood Gardens covers over 1,100 acres.  The gardens are beautiful and the very large Conservatory has wonderful displays all year long. Families that are relocated to the metropolitan Washington, DC area are seeking a better quality of life.  They find the best locations in Montgomery County, Maryland and one of the location benefits is the ability to take day trips to four other states plus the District of Columbia.
