Real estate market activity in the Gaithersburg - North Potomac zip of 20878 stayed about the same between March and April of 2011. 57 homes sold, 12 were condos, 28 were single family homes and 17 were townhouses (56 homes sold in March 2011). Eleven of these properties were short sales and four were foreclosures, so distressed properties were slightly higher in April over March, but not by much. The median sales price stayed about the same for townhomes and single family homes, but condo prices took a dip (see chart). Monday Flower Photographs - Longwood Gardens Chris Canfield told me that he has been watching my points total so he could be the first to congratulate me on reaching 750,000 ActiveRain points.  I'm not quite there as I post this blog but I will recognize Chris as the one that first noticed my points progress. Dolores and I visited Longwood Gardens on Saturday.  The annual LilyTopia exhibit is now on display in the conservatory.  Over 10,000 lilies are available for viewing in the Conservatory.  Longwood Gardens is a very special place to visit and we recommend it to you as a delightful experience.  You never know what you will find when you are out and about.  When we left Longwood Gardens, Dolores did a little shopping at Willowdale Country Store in Kennett Square, Pennsylvania.  This ...

Peonies blooming in the Kentlands rain I enjoy neighborhood walks through Kentlands in Montgomery County, Maryland. I took these photographs between showers on a rainy day. When you grow peonies, you have to watch them when there is a lot of rain.  The weigh of the rain water will sometimes make large blossoms droop to the ground. I hope you are having a great weekend. Saturday Flower Photographs From Longwood Gardens Comments on the market in Montgomery County In Montgomery County, MD, there is a shortage of available properties in some price segments and many of the well priced properties, including lender owned foreclosures, are attracting multiple contracts. Home buyers that start out thinking that they should make low offers are finding that they are competing with others and may actually need to pay more than the asking price for some homes. Friday flowers and comments on the Montgomery County market During April, there were 837 closed sales in Montgomery County, MD and the average sold price was $436,537 with an average of 81 days on the market. The average sold price was up 2.65% from last year. Our report this week showed 3,544 active listing of homes for sale in Montgomery County.  118 (3%) are lender owned foreclosures. 564 (16%) are short sale pre-foreclosures.  So, a total of 19% of the active listings are in the foreclosure and short sale categories.  It is even more interesting when we compare the figures with the neighboring Prince George's County where 53% of the active listings are short sales or lender owned foreclosures. Thursday flowers and comments on the market in Prince George's County What's For Sale in Prince George's County, Maryland?  There are 4,828 active listings of homes for sale in Prince George's County.  717 lender owned foreclosures represent 15% of the available inventory.  38%, or 1,827 of the active listings, are short sale pre-foreclosures. So, 53% of the available properties are lender owned foreclosures or short sale pre-foreclosures. Home buyers and real estate investors need to be very careful. The best protection for most buyers is an experienced buyer agent. Peony in our home garden Peonies are now blooming in our home garden in Kentlands.  You  have to keep an eye on them because the weight of rain water will make them droop over to the ground when the blossoms are large. Wednesday flowers and comments on short sales What is the story with short sale pre-foreclosures?  When the short sale listings have unrealistically low prices,  they are less likely to be approved by the secured lenders. We are seeing many of the short sale listings going to foreclosure rather than being sold as pre-foreclosures. Home sellers need to closely analyze the offerings in their neighborhoods. Home buyers need to be very selective when considering short sales and should anticipate long delays in the process due to slow responses from the lenders. It is interesting that most of the calls are from prospective home buyers and not real estate investors. Flowers for you on Monday We had a rainy weekend in Maryland. Between showers on Saturday, I walked through our Kentlands neighborhood to see what flowers are blooming. These are some of the pictures that I took on the walk. Kentlands is a neo-traditional community in Gaithersburg, Maryland and is in the heart of Montgomery County. We are experiencing a fast housing recovery as home buyers compete for the available properties. Buyers are finding that there is an inventory shortage in some price ranges. First time home buyers are competing with real estate investors as the build their rental portfolios to take advantage of the strong rental market. A rainy day for Kentlands flowers Dolores and I live in Kentlands. a neo-traditional community in Gaithersburg, Maryland. This location is the heart of Montgomery County and the major employment centers in Suburban Maryland.  Montgomery County is the preferred location for home purchases by those that are transferred to the Washington, DC area. Kentlands was developed as a walking community and shopping and restaurants are withing walking distance.  We enjoy the high quality of life that is found in this community. Walking is my favorite exercise activity and I enjoy having a camera in hand to capture the colors of the season. Rainy Day Beauties We are expecting some rain over the weekend in Maryland.  It will be time again to focus on the beauty of flowers in the rain.  Take a walk between showers and capture those special moments when the rain droplets add excitement to the flowers in your community.  Some photographers carry water spray bottles to create desired images but I prefer to photograph the flowers with the droplets provided by nature. Friday 13th flower photographs from the Lewis Ginter Botanical Garden These spring flower pictures were taken during a recent rainy Saturday morning visit to the Lewis Ginter Botanical Garden in Richmond, Virginia. It is a wonderful place to visit. The conservatory and gardens are beautiful. We arrived just after spring showers and the blooms were enhanced by droplets of rain.  When you are in the Richmond area, also be sure to visit the Virginia Museum of Fine Arts. The Picasso exhibit is featured at VMFA until May 15th.
