Spring flowers and multiple contracts in Kentlands A few flowers are blooming in Kentlands but I went back to last year's pictures for this group. I attended a couple of broker open houses in Kentlands today. The market is very active. One of the homes, priced at a little under $1,000,000 already has multiple contracts and the listing agent expects to receive more before the Monday contract selection. Prospective buyers really need well prepared and documented contracts and experienced buyer agents in this competitive market. During March, there were 756 closed home sales in Montgomery County, Maryland with an average price of $450,671 and an average of 92 days on the market. Camellia Society of Potomac Valley Show When we need a break from real estate, we like to attend flower shows and visit gardens in the region.  Brookside Gardens is located in the Wheaton Regional Park in Montgomery County, Maryland. Brookside Gardens Conservatory This group of photographs is from the Spring Exhibit in the Conservatory at Brookside Gardens in the Wheaton Regional Park in Montgomery County, Maryland. On Saturday afternoon, I attended the Washignton Daffodil Society 62nd Annual Show at Brookside Gardens Visitors Center. I was able to photograph the show and attended the awards presentation. Camellias are blooming in Montgomery County, MD The camellia show and sale was held at Brookside Gardens at the Wheaton Regional Park in Montgomery County, MD this past weekend. Many were out to purchase camellias to plant in their yards and gardens. www.brooksidegardens.org. For the shows, the camellia blooms are usually displayed in glasses of water. When they have plants with no blooms, porcelainfigures of camellias are sometimes displayed to show what kind of bloom may be expected. Write contracts to be as beautiful as an orchid In our area market in Montgomery County, Maryland, many homes for sale are attracting multiple contracts. And this is almost a standard with REO offerings. Every buyer agent is compelled to present contracts in the best possible form. This is more of an art than a scientific approach. Yes, contracts should be complete and well written as well.  It is not a time for sloppy or incomplete contracts or a time to leave out the pre-approval letter for mortgage financing. The artistic side is to be able to view the contract from the perspective of the seller. If the listing is really a pre-foreclosure, as many are, it is better to limit what is requested on repairs because the seller may not have the funds to meet the conditions of the the buyer....
