Exit Bennett Realty has compiled the latest September market statistics for Greenbelt Md Homes. Currently, there are 92 active listings, down from 144 a year ago. Greenbelt MD had 19 sold listings in the month of September down from 22 sold listings in September a year ago. The average sold price is $92,000 also down from $121,000 from a year ago. Most of these active listings are Greenbelt condos. These listings are staying on the market an average of 82 days. Last year these listing stayed on the market an average of 97 days. Most of the sales in Greenbelt MD are coming from the subdivisions Greenbriar, Chelsea Woods and Hunting Ridge. September saw a reduction in Greenbelt MD foreclosures and Greenbelt MD short sales. Maryland's property foreclosure rate continues to climb.  It jumped 13.4% in the fourth quarter of 2009.  That is high than the 3rd quarter.  There were over 16,000 foreclosure filings between October 2009 - December 2009 that include default notices, foreclosure sales and bank owned properties. This is 67.4% higher over the same period in 2008.  Currently, Maryland has the 10th highest foreclosure rate in the county.

NEW YORK (CNNMoney.com) -- Sales of newly constructed homes leaped unexpectedly in July to hit their highest level since last September. New homes sold at an annualized rate of 433,000 during the month, according to a joint report issued by the Census Bureau and Department of Housing and Urban Development. That far exceeded analysts' forecasts and was up 9.6% from the revised 395,000 rate recorded in June. A consensus of industry experts surveyed by Briefing.com had predicted July sales of 390,000. The news followed other positive housing market reports earlier this month, including a spike in exsisting home sales, home prices and affordability. Even though home price are still lower than last year, they are starting to rise.  Good News...Finally! According to two reports,  Standard & Poor's/Case-Shiller index and Federal Housing Finance Agency shows that the housing market is improving.  Home sales have increased both in existing homes and new homes. Granted these numbers are much lower than three yearsago but it is a slight improvement over last year.  Both reports indicate that while there are gains, the housing market is slightly weak but showing a glimmer of hope.
