Goodbye party prior to listing. When selling unique properties, it is more than the 3 P's Place in MLS, Place a  sign, and Pray.) It is about much more. It is about patience, dedication, tenacity, caring, and a great deal of hand-holding. My latest home took 13 months, 13 blogs, 13 impromptu open houses, many weekly radio announcements, and two fall throughs to get to the final settlement table. And I was present for every showing.  I made a promise to the dear late Mama June that I would take care of her beloved home, not allow anyone in without me, not allow someone to purchase who wouldn't bring love and caring back to this family home. My word was much more important than any kind of a quick sale.Over the year there were offers, there were investors, there were contracts that went...

And this is what we found and settled on yesterday.   On our first conversation about three months ago, they wanted to move back to her hometown of Baltimore in about a year. We got them pre-approved with Bridget "Mortgage Mama" McGee and found out what essential features they wanted in their new home. Their ideal would be an older charming home with functional kitchen space. The land was the top priority, and they had it narrowed down to several zip codes. Each time we found a house on the market, they drove in from out of state to view the property. We found houses in the right neighborhood; we found the right homes, we found the correct type of yard but not all together and not right away.As an herbalist, she wants a sunny spot to garden and oozing with charm and character. And with...

Baltimore Crabcake Is One of The Best Monday afternoon and  I had a four o'clock showing on one of my favorite listings at 2700 E. Northern Parkway an area in Baltimore known as Hamilton 21214  MLS #BA 8243516    When I took the listing at 2700 E Northern Parkway, the owners raved about a local restaurant. At the end of today's showing, I called my sellers to give feedback and asked the name and location of Pappas. Perfect timing to go for an early dinner. TLH was my chauffeur and his reward for waiting, was dinner at a new restaurant...not new to Baltimore but new to us. The restaurant named Pappas  was within minutes of  2700 E Northern Parkway and we were able to drive to 1725 Taylor Ave in Parkville. We were greeted warmly by everyone. The menu had lots of choices and Monday was spe...

Recently when showing a home for sale in Baltimore I came across a disturbing find in an estate sale property. The listing agent had done his research and discovered that underneath the stained, dated carpet were hardwood floors in decent shape. Rather than have the carpeting removed entirely (which would have been my suggestion to the seller), the agent pulled back a substantial part of the carpeting so potential buyers could see the hardwood underneath. As I mentioned, I would have instructed the sellers to have the carpeting removed for two reasons – the house would show better (and most likely smell better as well). Secondly, when buyers see the existing carpet and hardwood underneath, the first thing they think of is “there’s a project,” as I can assure you, this carpeting was in s...

Eating seasonally-grown, local food has been getting more and more coverage in the media lately, but a lot of people in Northeast Baltimore have been quietly doing just that for years now by participating in Community Supported Agriculture (CSA) through One Straw Farm.  They own "shares" of the harvest and pick up their veggies once a week, either at the Church of the Messiah in Hamilton, Zeke's Coffee in Lauraville, or at the Waverly Farmer's Market.  The Church of the Messiah likes to celebrate every CSA season by throwing an old-fashioned potluck in the fall, and this year, there will be music, too - thanks to some members of the Baltimore Songwriters Association (BSA), who will be performing at an open mike.  The potluck will be held this Monday, October 6th, from 5:00 to 7:30 p.m. ...
