Finally! 4026 Hanson Oaks Dr.Hyattsville MD 20784 has finally sold. Boy am I happy. Following the successful closing of 1757 Countrywood Court, Hyattsville MD I am proud to say that the following donations have been made: My Choice $50 to Helping Hands Jamaica Foundation - This is a charity designed to raise funds to improve education in Jamaica.  As a product of the Jamaican educational system I am honored to be able to make a small contribution. The Prince George's County Market appears to be heating up in some areas.  Though the total home sales is down slightly from this time last year, there are many fewer homes on the market, and more home under contract.  One factor that may contributing to the slightly lower sold homes is the increase in short sales.  There were many more short sales (318 vs. 204)  and significantly fewer foreclosures (338 vs. 579) that sold in PG County in January & February 2012. Many of you know that I implemented a $150 Donation to Charity with every closing in 2010.   This was harder to stick to this year because business was quite slow early in the year and the dollar amounts of commissions has gotten smaller and smaller and home prices have fallen.  It was also a difficult year for me personally with lots of loss of friends and family members and my mother's illness. However, I am proud that I have stuck to this and look forward to what interesting charities my clients will choose at the close of each sale. A few years ago it was unheard of to find homes under $100,000 anywhere in the DC area.  Even the smallest condos were selling above $100,000. Since the prices have come down there are now many wonderful homes available for under $100,000.  These incredible prices couples with low interest rates make this a perfect time to buy your first home.  DC is one of many regions where it is actually more expensive to rent a home than to purchase one. It seems like whatever budget my buyer clients bring me, I can always find them something wonderful.    It also seems like it's as easy to find a great house at $350,000 as it is to find one at $2 million. While I work with buyers across all price ranges, it's often the most fun to find a great house for a first timer on a tight budget.  Since I've attracted a lot of these buyers over the years, I've always kept track of those neighborhoods that have terrific properties.  And I've found several near the University of Maryland.
