My Snooping "Smart" Phone Got the Message Wrong Another real estate agent made an appointment to see one of my listings. He used a showing service, which, when an appointment is made, automatically lets the listing agent know of such appointment by sending an email to the listing agent. The appointment was for 12:30 pm on Sunday. At 11:00 am, my phone showed an alert to me telling me how far away, in time and distance, my destination, or appointment, was. But, it was not my appointment.  It was the appointment for another agent to show my listing for which I did not need to be there and for which I was not expected to be there. Later, as I was headed in another direction, it asked me to adjust my target.  I had to get tough: "Look smart ass, keep it up and it will be no more apps for yo...

Price of Gas; Mortgage Interest Rates; Wages For whatever you choose to do with it or to think of it, I have provided some very basic economic figures below. The average price of a gallon of gas: January 30, 2017: $2.436January 29, 2018: $2.723 It is 10.5% higher in this one year period. Wages have increased in the same period by about 2.2%, which is about one fifth that of the increase in the cost of gas.   Mortgage interest rates are on an upward trend. In September of 2017, the average mortgage interest rate was about 3.750%.In January of 2018, the average mortgage interest rate was about 4.125%. For an average house of about $250,000, this would equate to an increase in the mortgage payment of about $53 per month or about $643 per year.

Return of The Open House Is it or is it not worthwhile to have an Open House for a real estate listing? Many agents say that you do not sell a house at an Open House, but rather that you appease the home owner. Some agents say that you might pick up some new buyers, but that even that is rare. Others believe that they can find more productive uses for their time, such as . . . . watching a football game. Recently, for a couple of my listings, I was getting very few showings by other agents, however when I held an Open House I was averaging about 5 to 6 visitors per Open. For each one of these listings, the eventual buyer came via the Open House and in some cases, although not with them during their tours of the house, they already had an agent representing them. So why is this so?  Why ...

My Roof Has No Soffits?! Your first question might be: "What is a soffit?" followed by: "Who cares if my roof has soffits?". As it pertains to most roofs, the soffit is the underside of the eaves, which is the portion of the roof which overhangs the walls of the building. An important purpose of the soffit is that it plays a key role in the attic ventilation system. If you have been in an attic in summer, then you know how hot it can get.  A ventilation system allows for the attic to cool down so that it makes the house easier to keep cool and it prevents heat build up which could shorten the life of the shingles.  In the winter, this is important because it prevents the snow and ice which form on the roof from melting and refreezing and working its way under the shingles, which ...
