As we have done for the past 7 summers, we just spent a weeks vacation in Ocean City, Maryland.  Ocean City is one of my favorite places to go and you can get there on a tank of gas.  There is so much to do here including fishing, the beach, the boardwalk, Jolly Rogers Amusement Park (including a fabulous water park) and fabulous food to eat. Every year that we go down, we meet people from Pennsylvania, Virginia, New Jersey and we all say the same thing.  "What is keeping me from living here?'' Well the numbers are out for June 2008!  Although the market appears to still be declining there are some bright spots to report.  Most importantly the inventory in the condo market has been decreasing since April and at the present time we have 1,560 condominiums for sale on the beach as apposed to 1,682 in July of 2007.  This is the lowest inventory level we have seen since the end of 2006.  The month-to-month comparison shows a reduction of 30%. Another bright spot is the $300,000-$399,999 price range where in June we experienced an increase in contracts written by more than 45% over June of 2007.  When it comes to settlements $700,000-$799,999 was up 50%, and $1,250,000-$1,500,000 was also up 50% when comparing June of 2007 to that of June 2008.
