People have been asking me what the clearing off of Waugh Chapel Road in Odenton, Md. near Chapel Grove is being done for.  The area that is being cleared is actually Chapel Grove Phase 7.   Winchester wanted to finish and get out of the community a few years ago when the market took a down turn.  They decided that they did not want to develop the last phase of the community and instead sold the land.  There is only going to be one cul-de-sac there with 7 building lots.  All of the lots will be approximately 1/4 acre and they will all back to woods.   As of this post, I am not aware of what builder will actually be building the homes on the lots when they are complete.  Rumor has it that it will in all likelihood be a national builder who will build homes that should sell in the $600,00...

DISA and BRAC Jobs Now Arriving at Fort Meade, Odenton, Maryland, 21113 Ben Weathers at The Capital Newspaper reported this morning (January 5, 2010) that with Fort Meade jobs on the way and thousands of jobs transferring, local area road projects are still many months away from completion. Traffic congestion around the Ft. Meade area may be a negative by-product of the Defense Information Systems Agency (better known as DISA) move to the base in Odenton, Maryland, but, a surge in the demand for local housing should prove beneficial to the area.  So, demand for housing this spring should be strong, especially since home prices are low and interest rates are also very modest. Along with the 5,000-plus DISA employees expected to work on base at Ft. Meadewill come their families.  And with...

Raining in the New Year...  How  I spent the beginning of 2011... I'm not the least bit ashamed to admit I rang in the New Year cozied up on my couch watching a very orange-toned Dick Clark and putting the finishing touches on my blog- My Favorite Listing Photos of 2010.  I had great company as you can see from the photo- surrounded by boyfriend, our Dobermans, and some kitty friends while getting work done was the perfect way for me to ring in my new year in Real Estate.   2010 was a great beginning for me.  I joined Active Rain, attended my first Rain Camp, and found the beginnings of my blogging voice. 2011 is set to be epic!

Foreclosures have been a part of the real estate market pretty much since there has been a real estate market. The only difference now is the number of foreclosures that seem to be crowding many areas. Odenton, MD does have its share of foreclosures, but nothing very significant considering the area covered by Odenton. Less than 10% of all homes sold this year in Odenton, MD have been foreclosures. Contrast that to Bowie, MD, just a few short miles away, where over 33% of all homes sold this year were in the foreclosure category. Today, there are 9 Odenton MD homes for sale that are foreclosures. Very comparable to the adjacent town of Crofton where there are 11 foreclosures for sale. Purchasing an Odenton, MD foreclosure is only slightly different than a regular resale. I can help you...

Days on Market is one of those questions that many buyers ask their real estate agent. It’s also one of those questions that needs further research. I can help you better understand why a home has sat on the market for a while. Was the house listed too high? What was the condition? Were there any restrictions on showing, etc? That being said, Odenton, MD homeowners can see a graph of the Average Days on Market going back to November of 2008. As you can see, the data shows that the Average Days on Market is pretty volatile. For sellers, the decrease in Average Days on Market is good news. For buyers, it’s still time to strike while prices and mortgage rates are still excellent. If you’re looking for a house to buy or sell in Odenton, MD, or the surrounding area…I can help. ODENTON, MARYLAND, REAL ESTATE UPDATE The listing inventory is up slightly from last year, but the average and median sold prices are down. In fact, both the average and median sold prices are the lowest of any August in five years: Unfortunately, the number of units sold and the number of homes that went under contract last month in Odenton are also the lowest of any August over a five-year span. Average days on market, however, is a bright spot on this chart, down over 20% from the same month last year. "What do all these numbers mean to the average homeowner?" you ask.  My crystal ball is not in perfect focus, but my educated guess is that we're still feeling the effects of the tax credit which bribed prospective home buyers to advance their home-buying plans for a few months.  It wi...

Maryland: Anne Arundel County: Development is On Several factors are coming together to allow for extensive development in the Odenton area of Anne Arundel County, Maryland. New business and new jobs are moving to the region in and around Fort Meade, because of the military base realignment and closure initiative (BRAC).   Odenton, which has been designated as one of the Transit Oriented Districts, as created by the Governor Martin O'Malley Administration, will receive priority funding and state aid.   A developer and the County have reached a tentative agreement whereby the developer will put much of the needed infrastructure into place.   Deal Reached To Spark Odenton Town Center

Who doesn't like ice cream on a hot summer day? Or behaps a cold drink of lemonade? On Sunday, June 6, there will be plenty of hand-dipped ice cream and homemade lemonade at the Annual Ice Cream Social to be held at the Odenton Historical Center & Museum (1367 Odenton Road). Plenty of other fun things, too, including a Vintage Hat Contest, prizes for kids dressed in vintage costumes, and entertainment by local talent including a Barbershop Quartet.  Costumed historians will be on hand to introduce you to Odenton history, which is steeped in agriculture and the railroad. If ice cream and lemonade aren't enough to satisfy your sweet tooth, there will also be cakes, pies and cookies! 'Sounds like a lot of fun, especially for Odenton "Newbies" who may not know anything about the history of ...
