Beginning in January 2010 I implemented a $150 donation to charity with every closing. Following the successful closing of 727 Deering Road, Pasadena, MD I am happy to report that the following donations have been made: My Choice: $50 to the Eastern Virginia Medical School.  - This is one of the 4 schools in the consortium that awarded me my doctoral degree.  Without grants and financial aid I would never have been able to go to graduate school. it was a beautiful Easter weekend. The location... Pasadena, Maryland My clients were out of town on vacation and I was determined to have a successful open house for them. Even though I prescribe to my favorite books mentality of open houses are not the "silver bullet" sellers think they are. The book is Richard Courtney's Buyers are liars and sellers are too... A book I wished someone had given me when getting into this business of real estate and should be a pre requisite to the pre licensing classes. But on with my story... I arrive at my listing at 10am to get setup. I put the signs out, the balloons, the snacks and layout my flyers and sign in sheet. I'm ready to go right? NOT!!!! The least expensive was a detached 3 bedroom, 1 bath detached home located in Green Haven, and listed for $184,900. Pasadena, MD, has an active real estate market for people looking for a water oriented community. Market Statistics for Pasadena, MD in April 2009:   Number of Homes Sold - 49 Average Sold Price - $279,263 Median Sold Price - $260,000 Average Days on the Market - 118 Average Sale Price as a percentage of Average List Price - 90.93%. Source: Metropolitan Regional Information Systems, Inc (MRIS) I'm not a big fan of Average and Median Sold Price Numbers.  Many variables can skew the data.  A large sale ($1-$2 Million Dollars) can raise the average sold price but not be characteristic of what's going on throughout the entire market.  In April, 49 homes sold. 38 of those homes sold between $200,000 to $399,999 range. We know that the market has significantly slowed down but it bears repeating with the help of numbers.  As you can see, it took an average of 118 days to sell these 49 home...

  Now that we have the first quarter statistics for the Pasadena, MD market, let's look at some of the revealing and not so revealing numbers. A total of 101 homes have sold in the Pasadena area.  It has taken anywhere between 3 - 5 months to sell.  The average price is a number that can be greatly skewed by the sale of a $1 million dollar home, so we'll leave that statistic alone.  The Average Sale Price as a percentage of Average List Price over the 3 month period ranges from 80% - 92%. It's called a contract sales price.  It does NOT take into account factors such as closing costs or closing help (if any). After all my shopping at Home Depot, I had really worked up an appetite.  The Double T Diner is right across the street, off the Rt. 100 exit so we decided to stop there for lunch.  It's on the border of Glen Burnie and Pasadena, at the intersection of Rt. 2 and Mountain Road.  Dave and I always joke about our meals out because it's hard to get a good combination of everything we look for in a restaurant.  Sometimes the service is good but the coffee is bad and the food cold, or the food is great and the service is bad. A memorable moment occurred in the classroom Friday at Northeast High School( my alma mater).  I frequently visit the classroom to talk about life's challenges, inspiration/motivation and goals.  We being the teacher(Ms. Weisgerber) and I asked her class to write down their goals and in particular something they wanted to accomplish prior to graduation.  This particular class was made up of 10th graders and they were willing participants.We went around the room calling on students at random and one young lady stated her goal with exuberance of wanting to be a part of the prom court because her Mom was not able to attend her prom as a high school student.  She received such positive feedback from the students that I am sure she is still in shock.  You may ask, what is so magical about th...
