  It's not unusual to hear this statement, 'Let Me Know If You Get An Offer.'   Do I need to stay in touch with you to see if you are ready to write on one of my properties?My suggestion, let me know you are prepared to write, and I will let you know if there are other offers. I refuse to take the blame when your buyer loses out on the perfect house because they did not move quickly or decided to wait, or their REALTOR® did not follow up with the listing agent.  Another statement, "Why did you accept another offer when you knew my buyer was interested?" Easier than asking the neighbor When you buy a home in Baltimore County, it's pretty common to ask the seller or the neighbors about the trash schedule. There is a simpler way.  Go to Baltimore County, It's easy to put in your address and find when waste, recycling, and yard clippings are picked up.   When asked when is the trash day, there is no need to ask the neighbors.At least...not in Baltimore County. Do you know about trash pickup days in your neighborhood?      10/15/2020

 Living in a home for many years, we tend to not look at it the same way. Maybe we go into a side door off the kitchen or go straight into the garage. I suggest you stop. Look at your house from the street. Can you even see it? Is it overgrown? Is it still inviting?   Look at the walkway, the front door, the mailbox, the yard, the garage doors, the shrubbery. We are talking by drive by and curb appeal.Remember that old saying; you only get one chance to make a first impression. When listing a home, I ask the owner to walk around their house with me. How do the windows look? The gutters?  Condition of trees? The siding? There are some smooth talkers. Are you listening? Who has requested disclosures? Who has verbally "convinced" you of an imminent forthcoming offer. How you handle the "Do you already have offers."    There are times when showing a home, and the buyers are only concerned about their existing furniture being a perfect fit in the new home. They walk through the house with a tape measure and a list of their belonging.  The question' will this fit' is repeated in each room.Here's something for you to ponder. You've lived in your home for many years.
