The first question about a listed home is almost always:  How many bedrooms and how many baths? The bath numbers don't change but think about the other rooms.  How many rooms do you need that have to have a bed? Should you say the house has five or six bedrooms, you may get a response...oh, that house is too big!Time for more questions. How many will live in the house? How many rooms do you need?  There is a little change.More homes are hitting the market, and there is not as significant a shortage of inventory that we have been experiencing. I do not see the multiple, way over asking offers.  Homes are still selling well but maybe not as fast—good news for the buyers who have been patiently waiting to purchase. And perhaps, they don't have to make an above offer, forego a home inspection and waive an appraisal. All three things that I don't like to see buyers go for.     It's good to see the market opening a bit for buyers—slight changes with more homes on the market.   Many years ago and long before real estate, we had experienced "swarmers," some people call them flying ants. They usually show up in the spring and are a sign of termite activity. Each time we had these " swarmers," we were left with a gazillion wings!  Each time we had a different pest company inspect, we had a treatment that ranged from drilling holes around the house's perimeter and in the basement and garage. Each time we were assured that would be the end.  It was Sunday, and it was after 12 noon, and I was live on the radio. Calls were coming in, along with texting of questions.    I have found from the calls I receive during the week; more folks are shy or just not comfortable talking live on the radio. But these listeners have no problem, thank goodness, calling and asking real estate questions all week long. Our Maryland contract states that the buyer can do a walk-through within five days of closing on a home. Here is what to look for at this time:-The house should be in the same condition as when you went under contract. That is minus all the seller's belongings. Our contract also states that the house should be broom clean and free of debris. Here are some items to check during this walk-through.-Were the requested and agreed-upon repairs done?
