Today we went to closing on another Pikesville Condo. This two bedroom, two baths 4th-floor unit never hit the market. We were able to get in before it hit the MLS. How? I announced on my live radio show my buyer's need for a condo in this building. And a caller after the show let me know there was one going on the market and gave me the owner's name and number. That was on a Sunday afternoon. By 10:00 PM on that same Sunday, we had a signed contract.    And today, 35 days later, we went to closing. Realtors® sell homes. But occassionally we deal with other things to help buyers and sellers. Lately those items are pianos. Three of them...three solutions. One is free just come and pick it up.  The second one the buyer was delighted it was included in the sale of the house.   This week I wrote a post about a sale that was contingent on natural gas being brought into a home. The buyer would not move forward without knowing  this kind of  cooking was available. There were a lot of calls made by the buyer and the agent without any solution. I posed this question on my radio show and got excellent advice from callers both during and after show.    Call BGE ask for  'new service' and request a 'site review'. It is easier and saves time for the present owner to make these arrangements. In the next  ten days the owner is meeting a contractor at the property to evaluate and install the gas meter. This will take away the one little contingency that was important to the buyer. And after settlement, the buyer can have her new gas stove installed. Problem solved. Peop... 04/15/2019

  Yesterday they called for snow and I called for an impromptu open house.It was a  brand new listing and we had agents who wanted to get in before the sellers were ready.     At the beginning of the month, there was a WCR meeting and Tony Thomas was the speaker. One of his suggestions was to get in as many open houses as possible in the month of December.   Thinking back on that advice... two impromptu open houses, one on Wednesday and the other on Thursday and this is the last week of the year. Both were for one hour and both brought 3 sets of potential buyers. As the name impromptu implies, they were not planned.
