 It's all agreed between  buyer and seller. We only need the one final signature on an offer for a ratified contract.     The final agreement happened tonight and that signature is scheduled for for tomorrow. Other agents have requested showings  for this property tomorrow.   Of course, I am working for the seller but I do know that within the next 18 hours this property will be off the market.  Do I allow other buyer agents to keep appointments tomorrow? Do I cancel them? If you were the listing agent what would you do? If you were the buyer's agent would you want to know about the "almost ratified" offer? Remember a real estate contract is not finalized until everything is in writing, signed, sealed and delivered.  What would you do?

 Yesterday, I had a guest on ALL ABOUT REAL ESTATE, my weekly live radio show. This guest is a former client, friend and neighbor.    The discussion was regarding a new installation of a gas heating system in the  home he recently purchased.Permits were pulled (but only after the work was almost completed ) and Baltimore City would NOT pass the inspection because of code safety issues and an improper installation. The licensed contractor basically said the code was not good and the customer could "go fight city hal! " He also said the home owner was responsible for knowing the code.  My goal was to find some help for this consumer without a legal battle.   I've been working with a buyer who was referred  to me by a former client.Today we had a very smooth settlement that was done with perfection. Last week I wrote  about a Unique house and a unique feature.     Below is where this door, above, leads.  Nope, I did not venture down but one of the buyer's agents went exploring with her client and here is the photo she took down in the bunker.This bomb shelter has produced a lot of comments from prospective buyers about how it would be used. I have heard everything from a man cave, a play area, wine cellar, dark room (well yeah it is), extra storage space, a getaway place and I am sure I will hear many more.   Color makes beauty.Some people have a knack for  making things beautiful.  This afternoon I enjoyed a house warming party for a  former client.....now a good friend.  I really appreciate how much she enjoys entertaining friends in her perfect new space.
