  How lucky I am to be invited to share the New Year with clients who are now friends. The food, the friendship, the art... all beautiful.   My friend Jean bought a lovely home less than a year ago and I love the way she has used her art and color to make this place warm and welcoming.   Jean has a wonderful comforting personality just like my friends, the two good looking guys, Jim and Dan.   It was a lovely evening and Jean made it seem effortless.  On today's radio show I had a caller who asked .. 'Is this a good time to get into real estate?' He said he had a license back in 2008 when the market 'tanked' ( his word).    This home went to settlement today but there was no TOO LATE sign. When I went on the listinga few weeks ago, the decision was made not to make it active until the end of August.  The sellers wanted the house vacant and needed time to move out. While the movers were doing their job, a buyer approached the seller. The seller called me with the buyer's information. A contract was written with a  three week closing and in "as is" condition.There was no TOO LATE sign because the FOR SALE sign was never installed.   HomeRome went straight to SOLD. We had another smooth settlement...this time without the Too Late sign.

 A few  weeks ago I went on a listing appointment, got a positive  answer to my two questions.  1- Are you 100% sure you want to sell? 2- Are you 100% you want to use me?   The listing was signed to go active at the end of  August.  The plan was to move out and have a clean vacant house. My seller called...there was a buyer! Someone stopped by who saw the moving truck and wanted to live in this neighborhood.  Should things work out, this will settle  even  before the planned listing date. Sometimes things sell before they even hit the market.Stay tuned for the rest of the story.
