Potomac MD 20854 Real Estate     Home owners and prospective purchasers want to know the trends of the local real estate market. The following statistics are for the past month and are compared with the same month last year. There were 37 new listings and 25 went to pending new contracts. The sold dollar volume was down 26.95% from last year.  The number of homes sold was 23 from 25 last year. The average days on the market was 149 days from 117 days last year. The average sale price was 91.40% of the average list price. The median sold price was $850,000. Well, after doing some initial research of the luxury home market over $1,000,000 in Potomac, Bethesda and Chevy Chase, MD, here's what I have come up with: New Product is coming to the market and outpacing sales. Buyers were potentially deterred by the snow and are waiting for the Spring Market! Potomac Village - Toys Unique, A Unique Toy Store in Potomac, Maryland There is an amazing toy store in The Village in Potomac, Maryland that you just have to check out. The name, Toys Unique, says it all. It's a unique, warm one of a kind place that kids and parents can go to find wonderful toys, books, gizmos and gadgets!!! It's the kind of place where I can find fun, relevant gifts for my 19 month old and at the same time really cool original things for my nieces and nephew at 8, 10 and 11 years old! I was putting together a project to paint, clean house and carpet, do some repairs,some electrical work and change out some carpet. This was all to be done before I could go in and stage. OK, I could handle it, I scheduled it all. The painter, electrician, carpet replacement, and cleaning, housecleaning and finally  the rental furniture. It was all timed out perfectly. I was so excited. The house was going to show like a dream.  Then it happened. We got three feet of snow. Yes 3 feet. Money! We all live and work in communities that the "name" can define the value.  In our area, consumers, agents, retailers, work hard to create the image.  Sometimes they push names on a community that doesn't really exist. When writing an offer on a house, consumers should be careful to verify the legal address of the property in order to differentiate it form the marketing name.  For example, in my area many people live in Potomac, Maryland with a 20854 zip code - but technically live in the City of Rockville and have city taxes and city services.  Rockville has some of the best services in the County and if you want to live in "Potomac 20854" with city servcies - yes, you can have it all.

Are Distressed Homes Worth It? That would depend on more than one "it" factor.  Before you fall in love with that low, low price, a savvy buyer of a "distressed home" should follow the same guidelines as a conventional buyer.  Location, location, location is still a tried and true mantra when investing in a home.  You can change the house but you can't change the location always rings true.   One interesting tip, whether you are buying any home, distressed or not: Visit your potential home at various times of the day.  Just as light changes the tones of paint inside a home, you may find that the neighborhood experiences different "tones" at different times of the day.  Train, airport, or commuter noise can be a post/purchase surprise if you had been shown the home during off hours.  Is ...

I was hoping that the title would be enough to get people to check out my blog, but here is my honest question...How many current home buyers are only motivated by the tax credit?  There is no doubt that the tax credit is an excellent incentive (and has helped several of my clients take the plunge) plus - who doesn't want free money from the government?   However, is the real motivation to buy based on housing affordability? We all know that interest rates are near all time lows (although currently on the rise), so does this outweigh the few thousand dollar government contribution? As I am in a higher end market area covering Potomac, Bethesda and Rockille primarily, I tend to believe that our market pick-up is due more to the lower rates than the tax credit.
