If selling your Montgomery County home would be the best Christmas present you could get, recent statistics from that Metropolitan Regional Information Systems Inc.,(MRIS) show you could get your holiday wish sooner rather than later - and for a price closer to what you list for. The average home stays on the market on 67 days compared to about 92 days last year - nearly a month less.  In November, 923 homes sold vs. 528 last year.  The price of $330,000 remained steady over the past couple months, while the average sales price was within 94.21% of the asking price, vs. 90.59% last year. Potomac MD 20854 Real Estate Trend Indicator   If you are thinking about buying or selling a home in zip code 20854, you should take a close look at the following report that compares the statistics for past month with the same month last year.  During the month, there were 235 homes listed for sale on the multiple listing service (MRIS).  There were 38 new listings in the area and 30 listings went to new pending contracts. There were 31 actual settlements as compared to 21 homes sold last year. The total sold dollar volume was up 30.87%.  The average number of days on the market was 63 from 85 days last year.  The average sale price was 94.70% of the average list price.  The average sold price was $802,419.  The median sold price was $739,000, down 8.77% from last year. We all know that the holiday season can be a little bit crazy. Crowded malls, no parking spaces, and too many parties to attend can take our buyer's minds off of their home searches and convince sellers to wait until the "spring market". Be aware though, the Black Friday of real estate in Montgomery County will be here sooner than you think and you had better not miss your small window of opportunity. The perceived slow down in the market that is bringing back ghosts of real estate markets past, but be assured this is a typical seasonal adjustment. After having been in the business of real estate for six years, you begin to think you have seen it all. In the peak of the seller's market in 2005, I showed homes with obvious water damage, holes in the walls, and even a home in Silver Spring where I could actually hear the termites swarming.  In the old market, all of these homes were under contract in days with multiple offers and escalation clauses.  When the market changed and short sales and bank owned properties became prevalent, things only got worse with the condition of the homes.  I have walked through inches of water in basements, seen exposed electrical wiring, and honestly, feared for my safety under a partially collapsed roof.  Again, there is a market for these homes with investors looking to tear down or get a great de...

On June 25th I listed 10008 Sorrel Ave, Potomac, MD 20854. We were originally listed at 1,099,900 - which I must disclose that both the sellers as well as I felt was a very fair price. The house needed some updating but overall showed very well and the sellers made it very accessible for buyers to see.  We were listed for 3 weeks and had on average 12 showings each week but NO OFFERS. I had numerous other agents that work a lot in this particular market of Potomac Village.
