 This area of Silver Spring is partly inside and partly outside the Beltway and includes neighborhoods such as The Oakview Community, Hillandale, The Cresthaven Area, Burnt Mills Knolls and others. This zip code of 20903 is home to the 100+ acre property of the Old Naval Ordinance Lab (NOL) that sits along New Hampshire Avenue and is now the new FDA Facility.There are two shopping centers that serve the Hillandale Area Hillandale Shopping Center and the White Oak Shopping.  The shopping centers are both on New hampshire Avenue.  White Oak Shopping Center has a Giant Food and Rite Aid and Hillandale Shopping Center has a Safeway and a CVS.Homes in this area were built mostly during the bulding boom after World War II in the early 50's through the mid 1960's

Not much Activity to report on in the subdivision of Parker Farm in Silver Spring this month.  There are as of this writing only 5 homes for sale, two of them coming on the market in July.  The average list price for all 5 is $478,760, and the list price range is from $299,900 to $540,000.  The average number of days these properties have spent on the market is 86 days, with the range being 21 to 268 days. There has been only one house to go under contract during the month after spending 53 days on the market.  The last know list price on this house was $524,000 for this 3 bedroom 3 full bath 1 half bath home. There were no homes withdrawn for the market or any that expired during the month.

Georgian Colonies Subdivision of Silver Springs - July market ReportSix homes came on the market during the month of July in the Georgian Colonies subdivision of Silver Spring (zip code 20906), one has gone under contract during the month, and 2 went to closing during the month.  This left 18 homes on the market for sale at the end of the month.   The price range of those still on the market is $334,000 to $416,000.  The average number of days these properties have been on the market is 105 days. Silver Spring Md 20906 (excluding Leisure World) July Market UpdataWell, as of this writing (8/2/07) there are 359 homes on the market FOR SALE in the 20906 zip code,  excluding those listed in the Active Senior Citizens Community of Leisure World of Maryland.  Those homes will be covered in a separate posting.  There were 26 homes in the area, again not counting Leisure World that went under some sort of Contract. There really has not been much activity in this community of townhouses and garden apartments on Bel Pre Rd,  Only two, two bedroom garden apartments have sold, one is currently on the market for sale and another has been withdrawn after being on the market for 6 months. Of the two that sold one was only on the market for a very short time (7 days) and sold for $5000 less than the asking price of $235,000. The second one sold for the $35,000 less than the original asking price of $235,000 after being on the market for 4 months.  The only one on the market since early July and is asking $239,000. Of the three bedroom townhouses, only 2 have sold both for less than their original list price.  One of the two for $20,000 less than the starting price of $365,000 and with seller assistance of...

 Leisure World of Maryland - Service Organizations  Moving into Leisure World, you will not have to leave service or commitment to your community behind.  Just to mention two such groups, there are two Kiwanis Clubs and a Lions Club composed of Leisure World residents.  There are over 70 different club / organizations to keep you busy.
