Those Who Have Chosen to Walk Away from Home Mortgages A new study looks are those who have chosen to walk away from home mortgages, and it has a few surprises. For example: Who is more likely to walk away from a house and a mortgage -- a person with super-prime credit scores or someone with lower scores? Research reported in the LA Times, drawn from 24 million individual credit files, has found that homeowners with high scores when they apply for a loan are 50% more likely to "strategically default" -- abruptly and intentionally pull the plug and abandon the mortgage -- compared with lower-scoring borrowers. National credit bureau Experian teamed with consulting company Oliver Wyman to identify the characteristics and debt management behavior of the growing numbers of homeowners who ba...

Question: Should You Choose a Short Sale Over a Foreclosure? Client Question: My husband and I have been making our mortgage payments every month even though our home is underwater. We owe a lot more than our home is worth. Now, my husband has lost his job. We're thinking about walking away from our home and letting it go to foreclosure, but my parents are telling us that we may qualify for a short sale. Which is better for us? A short sale or a foreclosure?" Answer: Whether you should do a short sale or let the home go to foreclosure depends on several factors. While for some homeowners, it is easier to throw up your hands and let the bank take your home, that might not be the wisest thing to do. Short Sale Benefits Here are a few benefits for doing a short sale that may not have occur...

Today is the 3rd Annual Angie Houtz Memorial Golf Tournament.  This is one of the most nerve wracking mornings for me because I am constantly running through everything to make sure I did not forget anything major.  The charity is near and dear to my heart since it honors my best friend and I want the event to be a huge success. The one thing I can't control, the weather, looks good - partly cloudy and highs in the upper 70s.  Great day for golf. If you are in the Upper Marlboro area there's still time to play in the tournament, drop off a donation, or just come by to say hi and visit. Tee off is at 1:00pm at the Oak Creek Club in Upper Marlboro, MD. Of course, if you are not nearby, there is always time to mail in your tax deductible donation or donate online.   Wish me luck!

Your Browser Does Not Support Frames. Use this link instead.   Any home over $80,000 qualifies for the full tax credit. Homes under $80,000 qualify for a credit of 10% of the purchase price (E.G. $65,000 home qualifies for a $6500 tax credit). To qualify for the credit the purchaser & the purchaser's spouse must be first-time home buyers. Any single person who makes less than $75,000/per year ($150,000 for a married couple) qualifies for the full credit.  The credit phases out at higher income levels. The tax credit does not need to be repaid provided the buyer does not sell the home within 3 years. Though there was much talk, this tax credit cannot currently be used as a downpayment. The 2009 $8000 tax credit expires on December 1, 2009. To qualify for the credit the real estate trans...

Part 1:  Contact a mortgage broker. Part 2:  Determine a budget.   Part 3:  Decide what features you want in your home.   Part 4:  Looking at homes.  Part 5:  The Offer.   Part 6:  The Home Inspection & Other Contingencies.   Part 7 The Closing   Finally we have made it to the end.  This is the most exciting part.  At the end of this step you will be the proud owner of your new home.  The closing process is very important because this is where you will sign papers taking over ownership of the home and assuming the financial liability of the mortgage. The closing company ensures that there is a clear title to be delivered to the buyer - this means that all liens against the property have been satisfied. The closing company will also provide you with a HUD-1 which is the form that breaks...

I have a buyer who is looking for a home in Prince Georges County Maryland.  Ideally, he would love to be in either Laurel Maryland or Upper Marlboro Maryland. This past weekend we went out and visited properties in both Laurel and Upper Marlboro.  My buyer liked a property he saw in the Kettering area of Upper Marlboro. It was a very nice two level town home.  Because the property was in good shape, vacant and a foreclosure, it was an excellent candidate for the Neighborhood Stabilization Program (NSP).  The program is also known as Down Payment on your Dream. This home is the type of home that will probably have multiple offers.  My buyer wants to make a good bid, but he does not have that much cash. However, the NSP, Down Payment on Your Dream program can provide my buyer with up to ...

Part 1:  Contact a mortgage broker.  Part 2:  Determine a budget.  Part 3:  Decide what features you want in your home.  Part 4:  Looking at homes.  Part 5 The Offer Now you've finally found the home of your dreams and you are ready to make an offer.  This is the part where your agent will be really essential.  First of all, it's important for the agent to look at all the comparative sales in the area.  This will help you determine what you want to offer for the home.  At this point you need to determine not just the offering price but also whether you want to request seller credit for closing costs, etc.  The other thing you need to determine is what contingencies are going to be placed on the offer.  I ALWAYS recommend a buyer have a home inspection contingency.  Even if the home is l...

Part 1:  Contact a mortgage broker.   Part 2:  Determine a Budget.  Part 3:  What Features Do You Want in a Home.   Part 4 Looking at Homes When people think about home buying they automatically think about the home looking process.  This is an exciting time but it can also be very stressful.  If there are many homes on the market that meet your criteria it can be overwhelming.   Be open minded about the homes you are planning to see.  Many homes look great online but not so great in person and vice versa. Try to not see too many homes in one day.  Unless you are extremely time limited, it's difficult to see many homes in one day.  After awhile it will be difficult to even remember the distinct details of each home. When I go out with a buyer I provide them with a summary of each home w...

Part 1:  Contact a Mortgage Broker  Part 2:  Determine a Budget   Part 3 Decide What Features You Want in Your Home Now that you know how much home you qualify for and how much you want to spend, it's time to start thinking about what you want in a home.  I think it's important to do this prior to beginning your home search.  There are several things that are important to consider: Location - drive around in different neighborhoods and decide which areas you like and which you don't.  It's much harder to find your perfect home if you are looking in too wide a geoprahic area. Home Style - this is a critical decision.  Are you looking for a condo, townhome, or a single family home.  Within that decision, there are floor plan preferences, etc to consider.  Also think about things like lot ...

Part 1:  Contact a Mortgage Broker    Part 2 Determine a Budget  A mortgage broker can determine how much home you can qualify to purchase.  However, each individual has to determine how much home they can personally afford. To develop a budget, pay attention to all fixed expenses that you might have - car payments, student loan payments, etc. Next consider all other expenses that you might incur when owning a home - utilities, home owner association dues, property taxes, home maintenance, mortgage, etc. Don't forget to budget money for food, fun, and saving.  It's important to be comfortable with the amount of the home you purchase.  There's nothing worse than having a huge home that you can't afford to furnish or keep up.   Don't be afraid to let your mortgage broker and real estate a...

So you are ready to buy a house.  The following series will educate you as to the steps necessary to buy a home.  Part 1 Contact a Mortgage Broker.  It is important that this be the first step because a good mortgage broker will go over your employment and income history and your credit to help determine what price range you qualify for.  It is important to be truthful with your mortgage broker and provide all the information they need in a timely manner to speed the process along. Many people wonder why they can't start looking for a house and THEN call the mortgage broker.  There are a few reasons: Your mortgage broker helps determine the price range and payment that you are comfortable paying and you can reasonably qualify for.  There is no point starting the home search process un...

We all know illnesses tend to strike at the most inopportune moments.  These are the times when Night-time Pediatrics comes in really handy.  They are open 11am to midnight and take walk in visits or appointments.  Most Night-time locations are equipped to handle most urgent care situations.  I have taken my daughter to the Annapolis location and I was impressed with the care with which she was treated. The doctor showed genuine concern for her well-being and helped put us both at ease.  When the visit was over we were able to get the prescription filled on site.   Services include: Stiches On-site labs Prescription X-rays The staff at Night-time are trained to handle most common complaints including coughs, fever, vomiting, diarrhea, rashes, bites, cuts, bruises, sprains, breaks, and m...

There are many Jamaican or Caribbean restaurants in Maryland and DC.  The Tropicana Restaurant on Georgia Avenue is one of my favorites. Located on the line between DC and Silver Spring, Tropicana serves all the usual favorites including jerk, curry, and ox-tail. My personal favorite is curried shrimp with rice and peas.  My husband's preferences are either curried goat or ox-tail with rice & peas. In the mood for a quick lunch?  Stop by for an authentic beef patty with a coco bread. Tropicana features authentic Jamaican cuisine and gives visitors and Jamaicans alike a chance to sample the fabulous cuisine of this island. 7812 Georgia Ave NWWashington, DC 20012-1305 (202) 541-9060‎ Other Tropicana Eatery locations include: 725 Florida Ave NWWashington, DC 20001-3024 (202) 588-5470‎ 1016...
