What a fantastic experience yesterday when I had the honor and privilege of speaking with forty AR members about what it was like being on live radio.Talking with this caliber of professionals, seeing their faces, addressing their comments and questions was a natural high for me.Some people go on vacations, buy luxury items...but this is my passion and what I enjoy.Speaking on the Tuesday Zoom was different than being on live radio. On Sundays, I am in the studio for an hour, but there are four breaks. Sitting with headphones and a microphone, I'm the only one in the room. On the other side of the glass wall is my producer, who runs the technology, screens, and transfers my callers while keeping track of the station breaks.   And I talk, never knowing who is listening unless they call i...

Post-closing occupancy, post-settlement, rent back, no matter what you call it, there are situations when the seller needs to stay in their home after the final closing date takes place. Make these arrangements during initial negotiating. Buyers must agree, and a formal contract or addenda needs to be in place. Post occupancy details: when does the agreement start? Is there a charge to stay? Was this negotiated at the time of the contract? Is there a security deposit?A few years ago, selling the farm, the sellers were allowed to keep possession for a month to coordinate an out of state move. During that time, the new buyers had permission to be on the property with contractors, designers, etc. This agreement was a negotiating tool and was a win-win for all.   Post occupancy details: ...

Grandma's house saw a lot of fun times. There was a pool table in the dining room and a game table in the living room. I promised June that I would sell it, but not to just anyone. It had to be someone who could fill her magical house with love. There's plenty of room to do that with four levels and five bedrooms.  And it had to be someone willing to have fun with an in-ground pool, gazebo, outdoor kitchen, grape arbors, front and back covered porches, huge patio area, fenced privacy, and a Koi pond.  June's House Sold Today. This large single-family home is on a one way street in Baltimore City and has a beautiful greenhouse room, a gardener's dream! There are hardwood floors, high ceilings, large rooms, gas heat, and cooking.   We found the right buyers to relax on the porches, enter...

This past week we bought a house, and today the new buyers sent this email:  ''Margaret truly listens to what it is that you are looking for. We weren't just looking for an investment property but a place we could take root; build community, cultivate a permaculture garden, and be creative. There isn't anything that can match working with someone who puts their heart into the work they do for others. The easiest part about trying to buy a house in MD while living in NYC during a pandemic is not having to battle traffic going back and forth before closing. I'm sooo pleased with our house and with our experience working with you. You are a true gem!! Thank you sooo much for lunch. I'm so glad we could do that.  I look forward to having you over for dinner sometime and being on the show!...

Gary Lauren Olivia  My radio show is called ALL ABOUT REAL ESTATE, and it is. But yesterday, I had a different kind of show. It was about real people and a real deal and was very well received—more calls, texts, messages, and emails after the show than ever. People like real stories about real people, and that is what real estate is all about. The show was how a seller got to me through a Real Estate Manager in Pennsylvania. And both the manager and the seller were guests on the show. We talked about how the home was listed, the two impromptu open houses on the first day the property hit the market, the full price contract, the home inspection, and how the seller and I met for the first time at the settlement table on Valentine's Day. By then, we were already good friends. Click to lis...

Between taking and making calls, responding to texts, making appointments for buyers for my listings, talking to prospective new listings, doing my weekly ads, I got two messages asking if I had received their emails. Nope, but I will check.   Wonderfully busy takes on a whole new meaning when you realize your email is DOWN. Thank goodness for Kyle and David Fox, who returned my call in minutes even though it was after hours. They were able to set up a workaround, so I was able to receive, negotiate, and ratify a contract.  My phone was working fine, my texts were coming through, and I was quite occupied with a funeral in the morning, a showing and even time to slip in a fast car wash. I was feeling quite productive taking and making time to talk with a few colleagues, also swamped with...

Being ‘wonderfully busy’ is my answer to ‘How are you or how is business.’ Many years ago, a dear dear friend told me she was listing her home with another agent. Her reason: she thought I was too busy. She was doing me a favor knowing my full schedule at a time when I was guiding my husband’s care as we traveled to hospitals in Baltimore, Boston, or New York.  My friend was being kind and sensitive to my needs and not what was best for her. At the time, I had just met a very compassionate but brand new agent. I took him to meet my dear friend when I listed her home. My purpose was two-fold to share a listing presentation with this new agent and, at the same time, assuring my dear friend, that he was available to step in for me. My friend now client felt comfortable that I wasn’t stre...

The market is hot right now. Buyers are serious. Inventory has been limited. They have been looking for a while and they have lost a house or two. Are you are serious about buying that “perfect” house? Now is not the time to time to go with an unseasoned agent trying to get the bargain of the century. New listings are selling. Homes that have been on the market for a while are selling. Buyers who looked and waited for a price drop are now making offers when there are other serious buyers.  What makes a buyer serious? They are educated, they know the market, they have their financing in place and they are proactive. There are enough sites to find homes as fast as or faster than any agent. They are keyed in with their choice of neighborhood, their school system, their style, and their pric...

It takes a village to get your home prepared, photographed, on the market, listed, shown, under contract, closed, packed, and moved.  So many people may be involved. Start with the people who live there. Everyone has to be on board, which may include family, siblings, children, and parents.  When recent homeowners mentioned to their married children, they were talking with a Realtor®; these "kids" were not happy. Who is the decision-maker? Who is the orchestra leader? Now it's terrific if you are moving because you can afford a bigger, better home,  you are in a  successful relationship, enjoy job security, positive relationship change, and all those "happy ever after" events that occur. But it is not always how our world works. Other situations can cause a need for a move. Among them ...
