Maryland’s July 2021 Housing Market Shows Increased Inventory with New Listings Outpacing Pending Sales  ANNAPOLIS, MD – August 12, 2021   Maryland’s July 2021 housing market continued its upward trajectory in sales figures with average prices rising 13.6% to $446,802 and median prices rising 12.1% to $380,000. Since June 2021, months of inventory inched up slightly to 1.1 (in July 2020, it was 2) and median days on market increased by a day to 7 (in July 2020 it was 11). The number of new listings increased 26.4% to 13,205, when compared to July 2020. Perhaps most interesting is the number of units sold, which softened a little, dropping 3.2% to 9,685, while pending sales rose 4.3% to 10,385. “Although prices continue to rise and inventory is down year-over-year, we’re seeing new selle...

Bright MLS recently analyzed nearly 450,000 home sales across the seven states in the Mid Atlantic region to determine sales price variances of properties marketed on the MLS to comparable properties that sold off MLS during 2019 and 2020.  74% were identified as being marketed and sold on-MLS and 26% were identified as sold-off MLS. The median sale price for on-MLS properties was 16.89 % more than the median sale price for homes sold off-MLS.  The study also found homes marketed by a for sale by owner apps or an office exclusive sale typically took longer to sell and 63% of them ultimately ended up listed on the MLS.  When a property is entered into Bright-MLS it exposes the home to nearly 95,000 real estate professionals who are members of the service. Maryland’s June 2021 Housing Statistics Continues Robust Sales Pace; Months of Inventory Grows Slightly      ANNAPOLIS, MD – July 15, 2021  Maryland’s June 2021 housing market continued its robust growth with home sales reaching 10,790, an increase of 24.2% over the previous year’s sales of 8,686. Average sales price rose 17.4% to $443,764 over last year’s figure of $376,990. Besides picking crabs with Natty Boh, one of my favorite summertime things to grill is "Beer Can Chicken" aka "Beer Butt Chicken".To start you will need a 4 or 5 lb whole chicken which is cooked upright with a can of beer as it's base. Natty Boh is my beer of choice here in "the land of pleasant living".    STEP 1: Using a 4 or 5 lb whole chicken remove neck and giblets from the cavity then  wash and pat dry.  Once dry, rub the bird down using about 2 table spoons of extra virgin olive oil.
