Sometimes we look at a house but what we really want to do is cross the street, knock on the door, and ask the neighbor (of the house that is very much not for sale, unfortunately) for a tour. That wouldn't be strange at all, right? True story - that happens to me quite often. Just recently my buyers and I were house hunting around Lake Linganore in New Market, MD. My clients would love to call this area home and settle in for life at the lake. The amenities the Lake Linganore community has to offer are many: beaches, hiking trails, picnics, farmer's markets, movie nights, playgrounds, pools, ballparks... it's almost like a year-round vacation spot. Whether you believe the U.S. will see inflation in the next couple of years or not, one thing is for certain- this super-hot sellers market is unprecedented.  Many, including myself believe that this crazy market we're experiencing is a direct result of COVID-19's impact on the housing industry.  Many sellers who would have chosen to list and sell their home over the past year have pulled back and decided not to sell.  That decision has resulted in this grandiose shortage of inventory which is why buyers have to compete for the few properties that do come on the market. This is definitely not an advertisement for Zircon water detectors.  If you can find another brand that you like, by all means, but the important take away here is that water detectors in your home are invaluable.  Make sure to find one with Wi-Fi capability.  I'm actually thinking about adding a few in my rental property as a precaution.I experienced a water leak in a basement apartment recently and by the time we caught it, the new high-end laminate floor that we installed was literally floating on top of the water! You might ask how that could happen.  The kitchen faucet was faulty and was leaking straight down the back of the sink cabinet.  The water had penetrated the underside of the flooring from that point and then just followed the path of least resistance under the flooring.    Increase in Sales Amidst a Shrinking Median Days on Market      ANNAPOLIS, MD – March 15, 2021 Maryland’s housing market continued its robust sales pace in 2021 with strong February sales figures that outpaced the previous year’s sales by 12.3%. The average sales price, $383,743, reflected an increase of 13.9% from February 2020’s figure of $336,841, while the February 2021 median sales price of $325,000 outpaced the previous year, $295,000, by 10.2%. The ongoing concern—months of inventory—remains at 0.8, yet further squeezed by median days on market, which was ten days in January 2021 and now stands at eight days for February 2021. In February 2020, median days on market stood at 29 days.
