 The mid coastal communities of Bath Maine saw 5 residential real estate transactions occur in February 2010 compared with just one in January and 9 a year prior. The median price clocked in at 112K compared to 95K in Feb 2009 representing an 18% year over year improvement. Overall the market continues to improve, but prices continue to remain low and on a slight downward trend. The current inventory level rests at 94 homes on the market compared with 89 last month. It's no surprise to those who live and work in Bath, Maine that this is a "happening" place!  We've gotten a bit of attention lately with Bath's Front Street being named one of the top 10 streets in America by the American Planning Association - we have an active downtown merchant association in Main Street Bath and our storefronts are consistently 100% occupied - - people wait for a vacancy on Front Street!   But here's a surprise - - Just a couple weeks ago, it was announced that the Bath, the "City of Ships" has more manufacturing jobs than any other city or town in the State of Maine!  According to the Manufacturers' News Inc., Bath is now the top industrial city in the state, just squeaking past much larger Portland.  We owe this achievement to local defense contractor, Bath Iron W...

The Bath Maine real estate markets saw 19 transactions take place with a median sold price of 135K and a median days on market of 96 in October 2009. This contrasts with 10 homes sold at a median sold price of 129K after sitting on the market for 87 days in October 2008. 6 homes were sold in September 2009 showing a huge improvement in market conditions for the mid coastal Maine housing markets. The inventory level sits at 122 home on the market compared with 132 a couple of months prior. Snow On The Pumpkins         We actually had our first snowfall in Bath, Maine yesterday but nothing "stuck" - This morning, I woke to this pretty scene of Snow on the Pumpkins on my back patio.  I have to tell you that the cooler fall weather hasn't stopped the real estate buyers in our area (if anything, it has energized them) and it's become quite the busy season; with the imminent passage of the extended and expanded home buyer tax credit, real estate professionals may not get a break this winter!  I'm working quite a bit with relocations - our area is affordable and we still have a good supply of homes for sale because of the upcoming closure of the Brunswick Naval Air Station.  Sellers can get motivated when it's time to fill the oil tank again! The Bath ME residential real estate market saw 8 transactions take place in June 2009. In June 2008, 8 transactons also occured. Median priced dipped a bit however, about 12% from 149K to 131K.  This mid coastal maine housing market continue to see healthy activity given the overall economic conditions and overall the Bath market had a solid spring. This contrasts with 3 homes sold at a median price of 125K after sitting on the market for 178 days in May2009. Inventories have hovered around 115 now for the past 3 months or so. Bath Maine real estate following the local trend had a solid April given market conditions with 9 transactosn taking aplace at  with7 transactions taking place at a median sold price of 112K compared with 11 transactions a year prior and 8 in March. Median pricing was down  significantly year over year 32% and down 5% from the month prior.  The medan days on market however was very low, 31 contrasting with 107 in March and 151 in April 2008. The Arbor Day Foundation, based in Nebraska has named the City of Bath a "Tree City USA" for the 12th year.  Bath, Maine has made a commitment to community forestry through tree-care workshops, education, publicity and management.  Trees in urban areas reduce the "heat island" effect caused by pavement and buildings, and they can increase property values if placed properly.  Leaves filter the air we breathe by removing dust and other particles.  And, trees can be stately old works of art that just make you feel good when you walk beneath them.    In Bath, the spring flowering trees are doing their thing right now and it will only be a matter of days before the scent of lilac trees will assualt you (in a very nice way) as you walk down Washington Street.  We are so lucky to have so many ...

This contrasts with 6 homes sold at a median price of 223K after sitting on the market for 219 days in March 2009. Relative to February though the median price is up 33%. Good morning folks! Well, if you had any doubts that spring has arrived in Bath, Maine...better check the forecast! It's going to hit 83 degrees! Beautiful weather for gardening, golfing, and Mayfair! Some of you might remember a post I did a few days ago describing the upcoming Mayfair weekend in Bath. It is a celebration of spring, and is comprised of numerous activities that include a farmers market, dancing around the Maypole, and the city-wide yard sale!   Even though I plant a small vegetable garden in my backyard each year, one of the most anticipated pleasures of springtime is opening day of the local outdoor farmers markets.  We have a perfectly wonderful market here in Bath and there is nothing better than walking down to Waterfront Park on a Saturday morning and buying direct from the people who grow the goods.  So, I grab my L.L. Bean tote bag (the big one) and get walkin’!   The Bath Farmers Market opens May 2nd this year - - this is Mayfair Weekend in Bath so the opening coincides with lots of fun stuff all over town, but more about that later.   The Bath Farmers Market can be found at Waterfront Park – can’t think of a nicer setting - and is open 8:30 am until noon.  The Market will be open every Saturday through October.  If ...

Happy Friday! Some happy news for your Happy Friday... the average DOM (Days on Market)  for homes in Bath, Maine is now 75 days!  A year ago in March it was 195 days...that's a 61% difference!  Know what that means? Homes are selling! And they're selling much faster than they did a year ago.  Now just to be fair, if you have a home that's market value is $150,000 and you are asking $225,000...well, the DOM statistics aren't going to help you much.  But if your home is priced well, then you should expect to go under contract in about 75 days or less.  So if you're interested in selling your home quickly, now is the time!
