The 142nd Cumberland Fair is being held this year from September 22nd to the 28th. The fair is great for all ages and includes events such as; horse racing, demolition derby, Professional Rodeo events and more as well as tons of food!     The real estate market in Cumberland is even looking as good as the fair is! There was an increase in quantity sold of 41% from the second quarter of 2012 to the second quarter of 2013. On top of that there was a 12% increase is the median sold price up to 380K. It's a great time to both buy and sell on the market!

 The Cumberland Maine real estate markets saw 6 transactions take place at a median price point of 303K after sitting on the market for a median days on market of just 18 compared with 7 homes having sold at a median price of 279K after sitting on the market for 217 days in May 2009. The markets of Cumberland continue to truck along like the rest of the region. Activity has slowed down a bit with the expiration of the housing credit, but many buyers continue to remain in the market. Thanks for reading about the Cumberland housing markets. This weekend I received a call from a potential buyer who saw my build package listing in Cumberland's Westbranch subdivision. The person who called was wondering if they could build on the lot and bring their horses with them.  That would not work due to neighborhood covenants, but the inquiry alerted me to the fact that this subdivision is smack in the middle of four popular horse boarding facilities (all within 3 or 4 miles) AND within a mile of the Cumberland County Fairgrounds.  In Cumberland Maine in the month of June 7 homes sold a median price of 238K after sitting on the market for 92 days. This compares with 12 homes selling in June 2008 at a median price of 340K after sitting on the market for 25 days. Current inventory rest at 87 homes for sale in Cumberland  Maine. An average to below average month overall for Cumberland compared to its local neighbors.  The Cumberland Maine residential real estate markets posted strong May sales with 7 transactions taking place at a median sold price of 279K. This contrasts with 11 homes sold at a median price of 318K in May 2009. Inventories have risen over the past few months with the current residential offerings clocking in at 87 units for sale compared with mid 60’s a few months prior.  For the month ending January 2009 the Cumberland Maine real estate markets saw 3 single family transactions occur at a combined average price of 198K after sitting on the market for 193 days.   For the month ending December 2008 the Cumberland Maine real estate market saw 5 single family and residential transactions occur at a combined average price of 367K with each home sitting on the market for an average of 177 days. In December 2007 transaction volume was slightly higher with 7 properties trading hands at an average price of 275K. The current inventory level in Cumberland is 72 homes down from 85 in November. Cape Elizabeth Maine real estate remains quiet with 5 transactions occurring in December 08 at an average sold price of 538K. Comparing this to 10 transactions at an average price of 497K in December 2007 one actually sees a year over year price increase of 8% although this number s probably skewed by a high value home selling coupled with a small sample size.
