The holidays are not always joyous, pretty paper, shiny ribbons and big bows. No certainty of bells will be ringing. Not everyone gets to try out the fresh potent mistletoe. Flirting,  dangling, hanging over the doorway leading to the front hall foyer room. The one with the sweeping, dual feed open, curving, winding natural imported wood staircase. Creating the holiday Hallmark card setting for half lit arriving guests. With multi color light strings arranged just so. Twinkling brightly, mingling with the smell of pine, holly berry, plum pudding. Something crooned, muttered about crackling chestnuts roasting on an open fire in the background low. Excuse me, sorry to interrupt this highly festive Active Rain blog post. To be a wet blanket. Killjoy. But my, gotta ask. Can I trouble you fo...

Saw the location Colorado Springs flash on the screen of the video and it pricked my interest because youngest son went to college there. So as I get involved with the show and tell it becomes hard to not watch, rewind, and think "ahhhhhhhh" The power of a color and yes it is an ad but one that involves a four year old. Who has enthusiasm off the charts. Is only able to drive, shift three exciting gears of sincere, pure, innocent. But caught up in the emotion of something he loves, is passionate about and sticks with as he puts on the clothing of brown. As he pretends he is wearing the color brown to help others in the neighborhood with the "sign here please." And I will just be on my merry little way. Seeing things, hearing things from three feet off the ground reveals a lot.   The UPS...

Real estate is somehow always a big part in the events of a person's life. The family traditions for the stuffed turkey and decorated tree. The backyard where the kids play ball. The lowest, cheapest price for the best deal on anything makes it all about the cost. Funneling down to the bottom of the filter that sorts all the marbles out. Whether the calendar announces Black Friday, Cyber Monday, whatever marketing sales hype date. The consumer wants, will get, has their wily ways to find the smallest price for the biggest value. On goods, services, anything. And one more thing. If you are peddling a product or service, want to keep your doors open. Make it consistently high end quality. Always cutting edge,  newest, biggest, baddest. Time and  money saving. A loaded with comfort first and last model. Or one of a kind home made tasty, fresh, over sized to never run out. Better be surrounded shoulder to shoulder packed like Maine sardines canned, vacuum sealed, br...

All pumped up and ready to roll is how it all starts out in the real estate dog and pony. But what happens along the way is like lots of individual players go to their knees. Not to pray. Meaning to be well intentioned. But helping a slow leak of information in the transfer to happen. Hear it? Each took a turn. Letting air out of all four of the steel belted, raised letter marketing tires. Needed to swerve, maneuver, shimmy and shake. Rock and roll on the twisting, up and down, side to side ride to the real estate closing trip. You the agent, broker just sat with the owner of the home or whatever property listing taken. Took the tour, created the paper work for several hours too. We need to talk about it away from the home. Out in the streets like Paul Revere on a mission.  What we have...

(Looking, glancing at watch) Every year, right about... now, here it comes. Part of it is News Years and what are your plans that eve? The end of the year in whatever career. The sense of the approaching, next calendar set of a dozen months. You are going to try this, this and a dash of that. Adjusting, moving the dials just a smidgen, a whisker hair change. Or with frustration and bull in the china closet. Oh would you just give me that thing already? A heck of a yank force applied. To change where it is needed in your real estate, mortgage lending, staging, home inspection, insurance or whatever the field you call your career. The spot in the surroundings, under the sun during the day, the moon at night that you are suppose to be. Not just find yourself while waiting for the next one ...

The Zenith to pin point the peak flow of traffic. The visits in and out of the listings we peddle for properties on the market in Maine. For the red carpet rolled out, the VIP treatment extended. The property listing in Maine gets a visit from the real estate agent, broker. For the what do you think of the place, how about suggesting a price to pin on the property. But as the tour through the home for sale in Maine progresses, it is easy to see one job is not done before the next is started. To the point the real estate professional has to say "whoa". And wonder how is this house for sale in Maine ever going to get the ducks in a row. To clear all the hurdles for a secondary mortgage market home loan? Even though we hear buyers all the time ask for something that needs tinkering, that is lower  priced but needing TLC. The demand for handyman special homes for the Mister Fix it in the audience is a strong one. Lots swimming in that property buyer sales pool. Give me, serve me up ...

The on stage participants crank their head to the side and upward to see, hear the "survey says......" and the wait for it, wait for it answer to the real estate question. The one where the crowded in, sardine like audience wonders too. What scores high or at all on the  overhead powerpoint poll.  For the most common real estate seller asked question results survey list. That gets followed with a loud bell or a buzzer. But it is not a game. Until you are a seller of real estate, own a property that is lingering, loitering on the market. Holding up your next step in life. Some of the real estate seller mistakes  list item answers can come as a big surprise. But "been there, done that" applies like in most experiences in life. And you the owner of a property for sale gets to realize how t...

Like most industries, the process to show and tell  products, to provide services has changed to hurry it up will you? Chop chop. Make it short and sweet, but complete. Don't tease, dangle, delay. And remember everything in real estate does not happen between 9-5 Monday through Friday. Real estate agents, brokers, REALTORs - We work when other people don't. When the buyers, sellers are available. And today with technology, by far the easiest, neatest way to deliver the message is using video, blogging about it. Doing the FAQ, FYI articles that can fully explain if the buyer or seller wants to go deeper. Just toggle the link, tap tap and that's that. They have the fully loaded with link explanations. Because we all know education, setting expectations in real estate is the number one bes...

The buzz around the holidays, the Maine real estate office water cooler as the slurp, grapevine news gets spread around. Always there is a thread online with blog posts about holiday real estate marketing should screech to a stop. Don't even bother lifting a finger to even think about selling real estate when snow is on the ground around the property listing. The notion that nothing moves around the tinsel time, foil wrapping paper rustling and pretty bows showing up under the well decorated tree. That conversations around the Thanksgiving table never ever goes near the subject of real estate listing, selling. As if it was hush hush, taboo to you to even broach the subject of buying, selling real estate. The wonder what's  cooking, for sale in the property listing inventory. On the MLS ...

Everyday real estate agents, brokers get asked the big question, "tell me about the real estate listing". And hitting the highlights to paint a picture of a property is part of the job in shooting the breeze. Striking up a conversation that revolves about real estate listings. But beyond the sentence or two of what a property is all about. The shift, escorting the buyer to lots of rich imagery, full motion video and plats, floor plans, information details is essential. Let me take you to the property with full throttle, wide open show and tell. Because on the other end of the real estate signal connection is a person with a blank white canvas. If you lived in a country where armed men, in battle fatigues roamed the streets and it was hush hush. Living in fear and staying in the shadows as you scurry. Protect and try to raise a family, hang onto what you have worked hard for them to someday inherit. Then freedom is a feeling that goes beyond being on house arrest. Or mum's the word, being very careful who you talk to, trust. In your day to day when occupied by a country with a different tongue, custom, traditions. America is free. Veterans are the reason why. Hug, thank a Veteran and think about the child who grew up not knowing about their Dad or Mom who was killed before they were born. Or old enough to have known them, be held and raised by their real mom and dad. Wonder what it would be like to be in a VA hospital missing ...
