How long is the property for sale, the home going to linger on the market? And does the outside house color have a bearing on the real estate closing happening? And when, or at all if it is a distinctive mopar color playful? Here are some free house color tools to see what if the four walls outside, inside were something different. Like cars colored plum crazy, homes with beyond the norm tints can be problem-some. Or if all around it on a Caribbean Island like St Maarten that has anything but identical twin French and Dutch persuasion sides to it. Very distinctive as if someone turned off a switch when on vacation. Crossing the street where cars drive way way too fast. Where an island cultural division instantly felt, is clearly drawn in a line in the sand. How does the color of the sub...

The best days in real estate are simple ones where the seller and buyer tap into our knowledge, expertise to set expectations. Time line the steps along the way. To educate and help pick the best pathway from listing to property listing closing portals. Being the real estate navigator depended on to help avoid the quick sand.   The unnecessary set backs in time, expenses, emotions is part of the joy of match making buyers, sellers of real estate. To get them to sit down at the same long conference room table to pass the keys please. To close one chapter on one person, couple or family's life. Open up a bright new one for another. In the time passages everyone's life enters, leaves, crosses at some point when somehow real estate is involved. But. Sometimes big, bright red flags get waved...

The buyer for the real estate you list, market is not always a few blocks away. Not just around the corner so part of the trail of bread crumbs online is give me directions please. Good directions on where are you on the planet anyway? Think outside buyer for your real estate listings. Knows where he is now, wants to be brought up to speed on where you hang your hat, list the properties. Attend all those closings. Do real estate blog posts on Interstate exit numbers, especially when they revamp and change them over. And the GPS goes haywire with old software. Give the outside real estate buyer easy peasy ways to plug in where they are parked now. Where you are located and to quickly spit out the driving distances to the Maine real estate office. To get them from point A to B. So the guy...

Up, down, sideways... the effect of a following the bouncing property price MLS dot on a real estate listing. Maybe your cat likes to get mesmerized. You can keep his or her attention in chasing things. Following something towed, twirled on a string. Or moved back and forth with a flashlight beam, powerpoint red lazer along the floor. Up some furniture while they are on the hunt, ready to pounce over and over. Real estate in Maine buyers are not as easily amused and flit. Don't have time on the biggest purchase and sale most ever make in a lifetime. End up wondering what happened to the property for sale in my price range. That got my attention in the slice and dice filtering price wise. Stuck in the gray matter behind the eyeballs. The place in the space between the buyer's ears. Thegl...

Maine is a state of free thinkers. Through out history the motto of "as Maine goes, so goes the nation"  applies loud and clear for a reason. Sound wisdom, keep it simple judgement. We do our own thinking that applies best in our own backyard. And just don't come rocking the boat Chummy if something is working correctly. Where we raise a family, make a living, enjoy the four season outdoors. Don't waste daylight or take away vital time, resources from other more important pressing matters has always been the key in our Maine logic. To avoid distractions, drama, misinformation that all just stirs it up.  To create needless confusion. Distorting reality using scare tactics. But that is how campaigns work today using the emotional hot buttons right? Not in Maine they don't. We do our own t...

The largest purchase and sale most buyers and sellers of real estate ever make involves a property listing. So unlike buying something that is promoted "three for a dollar" that is a trinket compared to the cost of a home, other type of real estate listing, the job of one by one show and tell. Shine the marketing spotlight on me. To show like the Sesame Street game of one of these things is not like the others, that is does not belong on the short list. Being prepared for the what do I see, what would work best to fit the big missing real estate puzzle piece. That every property  buyer has in front of them for a task left hanging. A hole to fill. A property listing custom made. To meet the needs that are individual, personal and always sought out. With the sound of a clock ticking in th...

You have been renting way way too long and strongly thinking you ought to buy a Houlton Maine home. I agree with your thinking, logic and will help you anyway possible. To extend a hand, give a heave ho to there you go. Up and out of the rent rut where all you have is rent receipts. All that cash down the drain. Thrown in the trash. May we suggest seriously considering a new Houlton Maine house listing on US Rt 1, the Calais Road as a possible property ? Sided, three bedrooms, re-glassed, re-roofed, featuring a twin back to back baths, a pair of garages. The place is neat, clean, available. Settling estate the reason for the sale. Nothing out of place, no repair jar with this one that is in tip top cream puff condition. Really. The local are is friendly, crime free and a sense of strong...

All your life space has been missing, or at a premium and a Maine farm for sale is the goal. Has always been parked in a place in the gray matter. Maybe a grandfather, other family member had a farm operation of some type. That you got exposed to as a kid where you rode a pony, picked a crop or worked in the fields, stables. And the lifestyle of a Maine farm, being outdoors pretty much year round appealed to you. But the notion of a Maine farm all got put high up on the life shelf. Parked in a safe place where dreams are stored for consideration later on. That time is now and what to look for, consider in the buying a Maine farm? It is not the comical Green Acres black and white television series humorous escapades for reality on a Maine farm. But because you are at the mercy of the mar...

Maine is all over small town living, family values and being outdoors for work or recreation all four seasons. It is not about upscale, luxury opulence, status, snobby. Or palatial places designed to do one thing. Impress, cause envy and come off as portraying the owner of this place is a cut above the rest of your hoodlums Chummy. All those low life's that populate the Earth sneered at by the hoity toity. The art of snarky, name dropping is wasted in Maine small town living. Instead we put the energy into pitching in, volunteering. Helping others out instead of it is all about me. When you cruise the net and study other online real estate markets, the presentations, there are a slew of websites that promote, pitch to the blue blood audience members. The "know luxury you alone that is p...

The phone call this morning from Canada, I am a Maine real estate broker parked on the border. The lady asking if I was a real estate answering service. Or is this a recording. That would relay the request for red rover red rover, send some real estate information right over. I smiled, told her no, this is not a recording. Not a real estate answering service. And could sense her two week delay getting information on a listing in my area that had a different colored, font sign speared in the front lawn. Delay, teasing, being put off is no fun in real estate, in life. Time is money. And other people's tick tick tock is even more precious than yours when you list, market, sell real estate. Serve them up the real estate listing details. Give buyers and sellers what they are looking for quic...

Leading the marketing to have more real estate sales means adjusting the property price. Tweaking the dials to shake it up. Improve the connection. Not waiting for the buyer to one by one chip away at a tad over priced listing in the inventory. When the market value shifts, tilts, slides sideways. Being pro-active in pricing and leading the real estate market. Getting that property listing to show up when searched, filtered to appear up in the higher end of a lower price bracket is so important. Means explaining to the real estate property seller that says he is highly motivated to sell to prove it. Put the motivation into writing by chiseling the price tag appearing around the real estate portals of inventory. Don't keep the soft price a secret and turn on the marketing spotlights to s...

Round robin of blog posting, that is what happens if your platforms are targeting, aimed at different audience market segments. And with a slightly varied purpose, topic selection rotation. Not the same goals and themes but that shine, stand out. That get blogged about on a regular basis. Your buyer, seller, all the surfers looking for information out in the real estate audience are after something worthwhile. To stop, see, hear and read all about it. If the topics are heading in the direction they want to go. Hitting the hunger, satisfying the appetite. Your real estate blog post reader is someone you want to return on a regular basis. To strengthen the connection, expand the engagement. But like your real estate video platform, a steady stream of one after another beefy, sink your tee...

The days of nine and five, being a real estate listing gatekeeper of information are long gone. Full throttle, nothing held back for when the property buyer is ready, willing, able. To pull the trigger and head to the real estate check out. Or just wants to see what is out there. To dip the toe in the real estate property pool. No delays is the order of the day or night procedure. No matter if hot to trot to catch a ride to the real estate closing today. Or a little luke warm and lingering around the sites like a voyeur. For the property buyer that is local. For the scan of the listings by the purchase that is on the other side of the planet. And everyone in-between out in the real estate audience. When the itch to look, the time is right to jump right in with both feet. There can be no...

Did an earlier blog post on how many images for marketing real estate property listings should be your standard. Was kind of surprised there was any debate and at the number of comments that thought less images was okey dokey. No big deal. That if you had four or five images, that was fine and dandy. Maybe being a rural property listing peddler, up here in Northern Maine. Makes the need for more images, video, the rest of the media stream shooting match whole nine yards more critical. Is the reason it should seem a no brainer on more images is simply better. That if you have 36 images, take the time to carefully shoot, hand craft and polish them up and launch them out into the wild blue yonder. The out of state real estate buyer we want to market to is a long ways away. Has limited time...

The thread of a real estate forum on marketing debating the number of images today. How many is too little, too many or like the little girl with the hair of gold would like. And smile while purring the porridge is "just right". Listing, marketing, the show and tell of Maine real estate property is not about just the quantity of pictures either. It is what angle, the lighting, the detail and the entire collection of real estate property listing photos. The target is the buyer of the property that cranks his head around. That you capture their attention, develop their desire and the interest meter pegs out. Results happen and they spring into action. Because of the eye candy, full details. Don't make the presentation of each and every one of your real estate listings skimpy, missing some...

For years everyone under the Sun could quickly without much thought recite the three most important things in real estate. But despite the three "L"'s being the end all important, move over. A little thing called timing, timing, timing has a bearing on the purchase happening or not. The three "T"'s need to be addressed going in. Wanting it used to be taken as a signal of automatically getting it. Something about where there is a will there is a way. But in life, reality of the present day state of affairs is often the wet blanket, the cold shower that is humbling. When the purse that is slung over the shoulder, the wallet sat on is just plain out of gas. The ability to buy removes the pride and drives home the point that maybe not today on that real estate listing purchase. The one your...

What happens when you take a short trip, attend the local, state, National REALTOR conventions is more than improving your real estate office skill set. The folks in the real estate trenches around the country are the sweet spot for educational resources. The real estate trade show vendors at the venue are part of the hoopla. The instructors drilling in ways to keep you out of hot water, discussing liability issues. To guard against in your daily real estate practice. The motivational speakers. All part of the recharge of the long meetings, great meals, the socializing at the end of the day at real estate conventions. And the top guns, brass flown in on silver birds. Like 2014 President of the National Association of REALTOR's Steve Brown. From Dayton Ohio. Who had lots to say about cha...
