Online Promotion Success - Google, and EXP - Oakland County, MichiganGetting on the first page of Google and attracting new eyeballs has been a little tricky lately. Google has tried social media networks and has eventually pulled the plug. Even sites based in Wordpress have done very little to gain attraction in the SERPS -  (search engine result pages).I have found that working with mobile pages has changed the search game quite a bit. In the past three weeks I was somewhat surprised at how quickly you can show up on Google if you know how to position the code properly. At the end of the day it has made search really more simple. With a few tweaks in this area I have found that working with EXP sites has become very interesting. The notice on the back office tells the user that it take...

Navigating the dynamic Oakland County real estate market may prompt you to consider whether to halt your home search until after the anticipated settlement of a significant real estate commission lawsuit. With discussions in the media and among political figures suggesting potential savings, pausing your home search might seem appealing. However, it’s vital to carefully weigh several important factors before making this decision. 1) Potential to Miss Out on Your Ideal Home The inventory of available homes in Oakland County remains consistently low, a trend that shows no signs of reversing. If you find a home that seems perfect, deciding to halt your home search until after the settlement takes effect could mean missing out on your ideal property. While some buyers might postpone their ...

Many folks in the media have recently been writing sensational headlines declaring an end to buyers’ agents and the “standard 6% commission.” The minute you say that, everything else you write has to be questioned, because it’s inaccurate and misleading to the public. Let’s get into it…For starters, the vast majority of real estate agents probably think twice about using the word “standard” to describe anything in life, let alone real estate commissions, just to be on the safe side. Agents aren’t allowed to even say words that suggest there’s a standard commission, let alone conspire with each other and agree there’s a “going rate” of some sort.More importantly, it’s not factual. According to Statista, the average real estate commission hasn’t even reached 6% since 1992, and they vary f...

Searching for the perfect home can feel like trying to find a four-leaf clover in a field full of three-leaf clovers. It’s as rare to find a property that checks all the boxes on your wishlist, as it is to find a true four-leaf clover. But even if you find a four-leaf clover, there’s a chance nature made it a little less than perfect (or someone trampled over it). Perhaps one of the leaves has a little tear in it. Or maybe it’s not as green as you might have hoped. But it’s still a four-leaf clover! Pluck that thing and consider yourself lucky! The same goes for your dream home. Even if a house isn’t perfect in every way, that doesn’t mean it isn’t the perfect house for you! Let’s take a look at 6 ways finding your dream home is like finding a four-leaf clover, to help prepare you to b...

A client of mine is hosting an in-person "tasting" event here in the Grand Rapids Mich area at the Bridge St Market(Bridge ST NW) this coming Saturday between the hours of 1-4pm. The featured tasting will be the Hibiscus/Ginger product. It will be carried AND sold at that location. I think I will have to stop out(myself) and have a "taste" for myself. So IF you happen to be in GR this weekend make this a stop on your "things to-do" list.

Making money by renting out your home has become a fairly common way for many people to use their house to generate some extra income, using sites like Airbnb and Vrbo. Some people have even used their pools to create cash flow on sites like Swimply. But a dog? But what if you don’t have a pool, or don’t want people living in your home and sleeping in your beds? Well, if you have a yard, you might be able to turn a profit by letting your yard go to the dogs… in a good way! Your Yard Could Be Someone Else’s Private Dog Park Forbes recently reported that there 65.1 million households with dogs, and 14% of dog owners said that they moved from an apartment to a house so their dog would have a yard. Unfortunately, as much as they may want to, not every dog owner is able to either buy their ...

Life is filled with aggravating and embarrassing moments that’ll make you cringe or grit your teeth just thinking about them as you lay awake at night even years later. Facing these down in your own mind is hard enough, which is why perhaps the best way to dodge some problems in life is to get out of Dodge, so you can put as much distance between you and the situation as possible! Here are 6 tongue-in-cheek reasons it might make more sense to move out of area than to stay and deal with the issue: 1) Because it’s the only way to cancel your gym membership…   They make the procedure and window of time you need to cancel a gym membership so specific that it can be almost impossible to get out of your contract. But one loophole they usually have in the agreement is that you can cancel if y...

When you hear the term “squatters” you probably picture them in an abandoned, run down place with no heat, electricity, or furnishings, and most likely in a high crime or depressed area. As for the actual squatters, you probably envision homeless people or drug addicts who broke in through a backdoor or broken window, crashing on an old mattress and surrounded by trash. Those are certainly accurate assumptions in some cases, and most likely what you’d see depicted on TV or movies. But squatters — and the houses they choose to squat in — don’t always resemble that description. On the contrary, your house could become a squatter’s home without you (or your neighbors) even noticing it… until it’s too late. Squatters are Real For example, a recent realtor.com article gave an account of a G...

When you’re looking at houses for sale, it’s nice to be able to take your time, look around, and speak freely with your agent about what you like and don’t like about the place. Which is why most listing agents will advise their sellers to get out of the house whenever there’s a showing scheduled.Unfortunately, some owners can’t resist the temptation to stay home and eavesdrop…Sure, they’ll promise to stay out of sight and out of mind, but they rarely accomplish either! So if you’re feeling like a homeowner is hovering around you (even from a room away) while you’re trying to size up their home, here are 7 creative ways to make it just as weird and uncomfortable for them, as they’re making it for you:1) Play Hide and Seek If they’re less-than-discreetly trying to move from room to room ...
