One of my favorite places on earth is Canadian Lakes, MI. I am lucky enough to cover that area in my real estate sales and love it when I get a chance to show it off. Ammenities like both indoor and outdoor pools, several park areas, beaches, airstrip, 3 golf courses, playgrounds, tennis courts and even a castle. They have security patrols constntly monitoring the area to give the residence peace of mind. The development is ste up in sections with each offering a different feel. To the North of Buchannon the land is hilly and very woody. Gives you a feel of being on vacation up north. There are a lot of small no wake lakes and several park areas to picnic or just relax. South of Buchannon yet North of Pierce it is more flat and residential. The cottages are on smaller lots. This is wher...

It's that time of year again for me to polish up my irons and show off my driving skills. For full disclosure purposes I will clarify I am referring to my "cart" driving skills not to be confused with any other driving that may occur on the course. This Wednesday, May 16, 2012 the Pioneer Group/ Mecosta County Area Chamber of Commerce golf Open will take place. This year we have the opportunity to try our luck at The Royal in beautiful Canadian Lakes. Just to hang out in Canadian Lakes for the day is well worth the price of admission. While I only play a few times a year this is one of my favorite events. Guaranteed good times and maybe even a little networking await. If you want to join us or have questions give Theresa or Jennifer a call at the Chamber (231) 796-7649 and they can help...

Short sales close at different rates, times and require patience. Who said Short Sales were named after the time frame it takes to close them with the lender?  Many buyers simply get frustrated with the process and blow off the lender who is taking their sweet time to get the process done. Sellers who are in the short sale process have to know this isn't always a slam dunk.  Lenders can be very difficult to deal with because of backlog of foreclosures and delinquent past due files.  They also have their own forms, processing methods and personalities involved. Buyers think these deals should go just a quickly as normal sales...Short Sales are anything but normal. I have had more than one agent tell me after their first short sale that was the last one they will do. As a HUD broker, I al...

Over the past weeks I've been like everyone else... noticing the gas prices inching (jumping too) up a little more every week.  On some good weeks, they've even surprised and went down, a little.   But this week has been an incredible leap.  Here is Michigan we went from 2.49 to 2.75 for regular.  Where does it go from here?  Where are your gas prices at today?  The predictions say we will go higher because of the demand has outpace production.  Hard to imagine this is not a intentional attempt to raise fuel oil and other heating products for profit.  Here is something many may not know.  Out costs are directly linked to the strength of the US dollar.  So if the dollar weakens against foreign money the cost of goods goes up.  They simply raise our cost of a barrel of oil.  For many trav...

The fall of 2009 is sure here!  It has been a colder and wetter fall.  The colors have not been as bright as in years past.  This big old maple is on the first hole of the pines golf course. Now is a good time to get ready for 2010, make sure you get a spot in the next issue of Lakes Living magazine.

I have to say I love the holidays. I enjoy seeing the family especially the ones I like!  I do like all of them but some more than others...you may be able to relate.  I like seeing the kids, how much they have grown.  I like catching up on all the new things in peoples lives. We are empty Nester's for more than 12 years now.  The house is quiet.  My wife and I can talk in normal voices.  We are not ducking from flying objects or video games with shells going off or cars crashing filling the air with sounds. I love the smells of food cooking...I like eating it better.  We had made plans with the family to have thanksgiving at our home.  Just a small gathering of In-law....I affectionately call them the outlaws...they grin, not really a smile. Two days before Thanksgiving we get a call.....

For ten years the legislators and governors of the eight states in the Great Lakes area have been negotiating the The Great Lakes Compact, limiting withdrawal and re-direction of the Great Lakes fresh water to other areas. Passed by the legislators of all eight states, (Illinois, Indiana, Michigan, Minnesota, New York, Ohio, Pennsylvania, Wisconsin), and the US House & Senate, the bill was signed into law Friday by President Bush.  Quebec & Ontario, Canada passed similar legislation. In 1998, an Ontario proposal for shipping 158 million gallons of Lake Superior water per year to Asia precipitated the creation of the pact.  For Michigan & other boundary states with companies that bottle water for sale, the jobs are still protected with allowances for withdrawal in containers smaller than...

The weather used to be the common conversation.  Nowadays, our conversations focus around the high gas prices at the pump.  You'll listen to the talk radio as they discuss the oil prices per barrel and then how it affects us, the consumer.  The other day, I heard talk on the radio about how bike sales were now on the rise.  Maybe, with the higher gas prices we'll have a now physically fit America?  OR we could do a lot of complaining about the prices, start walking more, buy better high efficiency cars or suck it up and deal with whatever gas prices may come our way.  It's a choice! When you build a new home, you also have a choice.  You can choose to build with wood OR you may want to consider another method.  Let's face it ~ with the high heating and cooling costs and overall increase...

As I continue to learn about home building, I have to admit that a lot of stuff used to fly right over my head.  I consider myself to be fairly smart but sometimes those builders just happen to talk in language (builder's code) that is not decodable to the average listener.  So, as I learn about all this STUFF and understand it, my goal is to bring things down to a readable and understandable level.  While there may be other reasons and added benefits for using a product, you unfortunately get to see what I see from that product. Honestly, you may wonder if some of these green things are important.  I guess it depends on your perspective and what's important to you.  Is it important to know that your home is sturdy and safe?  It may be important if your home is prone to tornados, fires ...

With the new Lakes Living Magazine published and out to the public I have been receiving a lot of phone calls from people who have seen it or received it in the mail.  So far the response has been fantastic.  I have really enjoyed working with all the people to make this magazine a reality, the advertisers, the president, even the printer.  It was great meeting so many people in the community and business owners all over the area. Lakes Living was once just an idea our president had to make a publication highlighting and promoting our wonderful area of Mecosta County.  We really needed something to let the public know about the recreational things that there are around here.  Canadian Lakes is the type of community that a lot of people amazingly don't really know about.   If you haven't...

What a beautiful weekend we had here in Canadian Lakes.  Finally some sun and warm weather.  Seems everyone was out doing yard work.  Spring is such a good mood season, the clouds are lifting and everyone starts venturing outdoors after a long, long winter.  Looks like every bit of ice on the lakes has finally melted, it is good to see the water sparkling again.  I can't wait to see some boats out there.  One of our fellow Canadian Lakers posted some great pictures on the Ann Mudel daily newsletter this weekend, of an eagle they spotted in a tree near their house .  I have yet to see one in person but more and more lately I have been hearing people talk about these eagle sightings.  I hope I get a chance to see one this year.  Speaking of the wildlife, it never ceases to amaze me the nu...
